Academic City (Al Rowaiyah First)

Academic City is the residential district that has grown up around Dubai International Academic City (DIAC), the education free zone TECOM Group launched in 2007. It sits on Dubai's eastern edge, between Emirates Road and the Dubai–Al Ain Road, next to Dubai Silicon Oasis. Most of the new villa and townhouse launches here are in Al Rowaiyah First (often listed as Al Rowaiyah 1), so you will see both names on listings for the same area.

What makes Academic City stand out?
• A university district first: much of the daily traffic, and much of the rental demand, comes from students and staff.
• Fast road access: Emirates Road (E611), the Dubai–Al Ain Road (E66), Sheikh Zayed bin Hamdan Al Nahyan Street (D54) and Manama Street (D67) all run along the area.
• An Academic City station is on the route of the Dubai Metro Blue Line, which RTA has scheduled for completion in 2029.
• A newer generation of off-plan villa and townhouse communities, such as Greenz by Danube in Al Rowaiyah First, alongside the older apartment compounds.

Education
DIAC hosts universities including Zayed University, Heriot-Watt University Dubai, Murdoch University Dubai, the University of Dubai, Emirates Aviation University, the British University in Dubai, BITS Pilani Dubai and the American University in the Emirates. For school-age children, check the schools you are considering and their latest inspection ratings on the KHDA website, as the choice depends on the exact community.

Healthcare
The closest hospital is Fakeeh University Hospital in neighbouring Dubai Silicon Oasis, which also has a wider range of clinics and pharmacies than Academic City itself.

Transport & connectivity
Today, a car is the practical way to live here. RTA bus route 365 serves the Academic City area, and the Blue Line station is the change to watch: until it opens, check your real commute in a maps app at the hour you would travel.

Lifestyle & shopping
Day-to-day shopping is covered by supermarkets and convenience stores inside the area, with Silicon Central Mall in Dubai Silicon Oasis, Dubai Outlet Mall, Dragon Mart in International City and Global Village all a short drive away.

Important note
Academic City is still developing, and services vary a lot between the established apartment compounds and the new villa communities that are still being delivered. Before buying, confirm the project's registration and freehold status with the Dubai Land Department, check that off-plan payments go to the project's DLD-registered escrow account, and judge distances from the exact plot, not the district name.
