Overview

Al Kifaf is a small district in Bur Dubai, on the northern side of Zabeel, framed by Sheikh Khalifa Bin Zayed Street (D88), Sheikh Rashid Road and Sheikh Zayed Road. Much of it is taken up by Zabeel Park, home to the Dubai Frame, with Al Karama and Al Jafiliya to the north and Oud Metha to the east. The main new residential project is Wasl 1, a mixed-use development by Wasl Asset Management Group next to Zabeel Park, planned in five zones with residential towers, a hotel and mixed-use buildings.

What makes Al Kifaf stand out?
• Zabeel Park, opened in 2005, covers 47.5 hectares with a 2.5 km jogging track, a boating lake and play areas
• The Dubai Frame, a 150-metre landmark that opened on 1 January 2018, stands inside the park
• A central address close to the Dubai World Trade Centre, DIFC and Downtown Dubai
• Within reach of older, established areas such as Karama and Oud Metha

Education
Bayut lists Lycée Français International Georges Pompidou, Indian High School and Pakistan Education Academy among the nearby schools, giving families French, Indian and Pakistani curricula. Check current KHDA ratings for each.

Healthcare
American Hospital Dubai, Medeor and Emirates Hospital are within about 10–12 minutes by car, according to Bayut, along with day-surgery centres and clinics in the surrounding streets.

Transport & connectivity
Max Fashion Metro Station on the Red Line, formerly Al Jafiliya, sits on the edge of the district, and Al Jafiliya bus station is close by. Sheikh Zayed Road, Sheikh Rashid Road and Trade Centre Road give fast access to Downtown, Deira and the airport side of the city.

Lifestyle & shopping
Wafi Mall and Khan Murjan Souk in neighbouring Oud Metha are the closest larger shopping options, while Karama next door adds everyday shops and restaurants. The park itself is the daily outdoor space for walks, runs and weekend picnics.

Important note
Wasl 1 is planned in several zones, so check which zone and building your unit belongs to, its handover timeline, and whether the project is registered with the Dubai Land Department with an escrow account. Ownership terms for this area should also be confirmed with the Dubai Land Department before you commit.
