Dubai Industrial City is an industrial and logistics zone in the south of Dubai, established in 2004 and run as part of TECOM Group, a Dubai Holding company. It covers about 560 million square feet between Sheikh Mohammed Bin Zayed Road (E311) and Emirates Road (E611), with Dubai Investments Park and the Jebel Ali area nearby. Most of the land is taken by factories and warehouses, and a smaller residential pocket has grown up alongside them.
What makes Dubai Industrial City stand out?

Education
Bayut lists several schools in neighbouring Dubai Investments Park within about 20 minutes by car, including Greenfield International School, British Columbia Canadian School and Nibras International School. Check current KHDA ratings and seat availability before you commit.
Healthcare
NMC Royal Hospital in Dubai Investments Park is the closest hospital. Smaller clinics, such as Aster Clinic, cover routine visits.
Transport & connectivity
Most residents drive, using E311 and E611 to reach the rest of Dubai. RTA buses serve the zone, but there is no metro station inside it; Expo City Dubai station is roughly a 20-minute drive away.
Lifestyle & shopping
Daily shopping is handled by local supermarkets, and Al Madina Hypermarket is inside Sapphire Mall. For bigger malls, restaurants and leisure, residents usually head to Dubai Investments Park or further along Sheikh Zayed Road.

This is a working industrial district, so look closely at what surrounds your building: warehouses, truck routes and worker accommodation are part of everyday life here. Confirm freehold status for the exact plot with Dubai Land Department, make sure any off-plan project is registered with an escrow account, and measure commute times from the actual building rather than from the area name.
