Overview

Dubai Investments Park (DIP) is a mixed-use development of about 2,300 hectares, built by Dubai Investments PJSC. Work on the infrastructure started in 1997, and the first tenants moved in by 1999. The park sits next to the Expo 2020 site (now Expo City) between Sheikh Mohammed Bin Zayed Road (E311) and Emirates Road (E611). Its neighbours include Jumeirah Golf Estates, Dubai Production City and the Jebel Ali Industrial Area.

What makes DIP stand out?
• Industry takes up more than half the land, but DIP also has commercial and residential zones, so a lot of residents live close to where they work.
• Residential areas include Green Community, Ritaj, Dunes Village and Dubai Lagoon.
• It has its own metro station on the Route 2020 extension of the Red Line.
• Bayut lists DIP as a freehold area.

Education
Schools in the community include Greenfield Community School, Dove Green Private School and British Columbia Canadian School. The University of Balamand Dubai is also located here. Check the latest KHDA ratings when choosing a school.

Healthcare
NMC Royal Hospital in DIP runs 24-hour emergency and ambulance services. There are also smaller clinics nearby, including Access Clinic and CareOne Polyclinic.

Transport & connectivity
Both E311 and E611 border the park, and there are more than 120 km of internal roads. Dubai Investments Park metro station opened in January 2021, and RTA buses serve the area. According to Bayut, Al Maktoum International Airport is about 20–25 minutes away by car, and Ibn Battuta Mall about 15 minutes.

Lifestyle & shopping
For daily shopping, residents use The Market and Souq Extra in Ewan Residences. A Carrefour hypermarket and several smaller supermarkets are also nearby. The residential areas have landscaped gardens, lakes and community pools.

Important note
DIP's residential pockets sit right next to industrial and logistics plots, so go and see what is around your building before you commit. Make sure the project is registered with DLD/RERA and that off-plan payments go into its escrow account. Confirm the freehold status of the exact plot with the Dubai Land Department, and measure distances from that plot too.
