Overview

Dubai Maritime City is a peninsula on reclaimed land, developed by DP World as a mixed-use area for the maritime industry. It lies between Port Rashid and Dubai Dry Docks, close to Al Mina, Mina Rashid and Pearl Jumeirah. Bur Dubai and Jumeirah Beach Road are both within a couple of kilometres. The plan combines ship-repair and industrial plots with offices, an academic quarter, a marina district and homes.

What makes Dubai Maritime City stand out?
• As a peninsula it is largely surrounded by water, so many residential towers look out over the sea or the marina.
• It is close to old Dubai, about 1.5 km from Bur Dubai, but still feels set apart from the city.
• There is a working maritime cluster on site, with ship-repair yards and ship lifts in the industrial precinct.
• Districts include the Maritime Centre, Marina District and Harbour Residences.

Education
Inside the area there is a maritime campus in the Academic Quarter. For schools, families usually drive about 10 minutes to Al Mankhool, where options include Ambassador School and New Academy School. Check KHDA ratings before enrolling.

Healthcare
There is no major hospital inside the community. Aster Hospital Mankhool and International Modern Hospital in Al Raffa are each about 15 minutes away by car.

Transport & connectivity
Local roads lead to Sheikh Rashid Road, Sheikh Zayed Road and Oud Metha Road. Al Shindagha tunnel is about 2.5 km away. Dubai International Airport is roughly 10 km away. There is no metro station on the peninsula. RTA bus stops on Al Mina Road are a short drive away.

Lifestyle & shopping
Retail on site is limited for now; there is only a small mini-mart. Residents go to supermarkets in nearby Al Mankhool and Al Raffa. BurJuman and Al Fahidi Historical Neighbourhood are about 15 minutes away, and DIFC and Dubai World Trade Centre about 10 minutes.

Important note
Much of the master plan is still under construction, so ask when the shops, schools and other services will open, not only when your unit will be handed over. Freehold status here should be confirmed with the Dubai Land Department for your exact plot. Check that the project is registered with DLD/RERA, use escrow for off-plan payments, and measure distances from the actual building.
