Overview

Jumeirah is one of Dubai's oldest coastal residential districts, running along the Gulf shoreline and split into three boroughs: Jumeirah 1, 2 and 3. Long before the towers went up it was a fishing and pearling village, and from the 1960s it became the city's main expatriate neighbourhood. Today it is mostly low-rise villas, beach hotels and boutiques, with the Dubai Water Canal cutting through to the sea and Downtown Dubai roughly 15 minutes away by car.

What makes Jumeirah stand out?
• Direct beach living, with Jumeirah Public Beach, Sunset Beach in Umm Suqeim and Kite Beach all close by.
• Low-density streets of private villas rather than high-rise blocks.
• The 3.2 km Dubai Water Canal, opened in 2016, with walkways and cycle paths linking Business Bay to the sea.
• Well-known landmarks on the doorstep, including Jumeirah Mosque, Madinat Jumeirah and the Burj Al Arab.

Education
The area has a mix of schools and nurseries, among them Jumeira Baccalaureate School, Al Shorouq Private School and several early-years centres such as Kinderville Nursery. Before choosing, check each school's latest KHDA inspection rating and curriculum.

Healthcare
Emirates Hospital Jumeirah is the main hospital in the district, supported by family clinics, dental and physiotherapy practices along Jumeirah Beach Road and inside Mercato.

Transport & connectivity
Jumeirah Beach Road and Al Wasl Road run the length of the district, with Sheikh Zayed Road a short drive inland. The metro does not run through Jumeirah itself; the closest stations are Business Bay and Burj Khalifa/Dubai Mall, and RTA bus routes run along the main roads. Dubai International Airport is about 20 minutes away in normal traffic.

Lifestyle & shopping
Mercato, Town Centre Jumeirah, Jumeirah Plaza and Sunset Mall cover everyday shopping, while the beachfront, the canal promenade and the cafés along Jumeirah Beach Road shape most weekends here.

Important note
Jumeirah has a mix of plot types and ownership rules, so confirm with Dubai Land Department that the specific building or plot is in a freehold zone open to your nationality. For off-plan branded residences, check the project's DLD/RERA registration and escrow account, and measure beach and canal distances from the exact plot rather than the area name.
