Madinat Jumeirah Living

Madinat Jumeirah Living is a residential community by Meraas, part of Dubai Holding, in Umm Suqeim on Jumeirah Road. It sits opposite Burj Al Arab, next to the Madinat Jumeirah resort, and is made up of apartment buildings released in phases under names such as Lamaa, Al Jazi, Elara, Riwa and Nourelle. Al Wasl Road and Sheikh Zayed Road are a short drive inland.

What makes Madinat Jumeirah Living stand out?
• New apartments in Umm Suqeim, a long-established residential area on the beach side of the city, with Burj Al Arab directly across the road.
• Souk Madinat Jumeirah and the Madinat Jumeirah resort are around 2–3 minutes away.
• Jumeirah public beaches and Wild Wadi are about a five-minute drive.
• Mall of the Emirates is roughly ten minutes away.

Education
Umm Suqeim has several nurseries and early-years centres, including AIST Royal ECC and Raffles Early Childhood Centre, and Horizon International School in Umm Al Sheif is about seven minutes by car. Check current ratings and fees on the KHDA website.

Healthcare
Medcare Hospital Umm Suqeim, FMC Medical Center and several private clinics, including Atelier Clinic, are close by, with pharmacies along Umm Suqeim Road.

Transport & connectivity
The community is reached via Jumeirah Road (D94), Umm Suqeim Street (D63) and Al Wasl Road (D92), and Sheikh Zayed Road (E11) is within about ten minutes. RTA bus stops are within a five-minute walk, and Mall of the Emirates and Equiti metro stations are roughly ten minutes away by car. Buildings have basement and visitor parking.

Lifestyle & shopping
Life here is about the coast: morning walks on the beach, Kite Beach within 10–15 minutes, and dinner at the souk's waterside restaurants. Mall of the Emirates handles bigger shopping, and City Walk is about 12–15 minutes away.

Important note
Area guides list the community as open to foreign buyers, but confirm with the Dubai Land Department that the specific building carries freehold title before signing. For off-plan phases, check RERA registration and that payments go into the escrow account, and judge the Burj Al Arab or sea view from the exact unit and floor rather than from marketing images.
