Mudon is a gated villa and townhouse community in Dubailand, developed by Dubai Properties, part of Dubai Holding. It sits along Al Qudra Road (D63) near its junction with Emirates Road (E611), next to Arabian Ranches, Remraam and Damac Hills, and offers 3 to 5-bedroom villas, 3 and 4-bedroom townhouses and a small number of apartments.

Where is Mudon and how do you get there?
Mudon lies along Al Qudra Road in Dubailand, close to the Al Qudra and Emirates Road (E611) interchange. Emirates Road connects you north and south along the outer ring of the city, and Al Qudra Road links back towards Arabian Ranches, Motor City and Sheikh Mohammed Bin Zayed Road (E311). Its closest neighbours are Arabian Ranches, Remraam, Damac Hills, Dubai Sports City and Motor City. There is no metro station inside the community, so most residents drive. If you will rely on public transport, check the current bus links on the RTA S'hail app before you commit to a street.

Who developed Mudon, and when?
Dubai Properties first announced a much larger Mudon plan at Cityscape in October 2007. The community that exists today was built in later phases. In October 2013 the developer released 450 more villas after the first units sold out. Mudon Views, a set of apartment buildings with 1 to 3-bedroom units, was announced in March 2017. The final phase, Mudon Al Ranim, was launched in July 2023 with 182 townhouses in 3 and 4-bedroom layouts.

How big is the community?
According to Dubai Holding Community Management (DHCM), which runs the community, Mudon has around 2,400 homes and roughly 9,500 residents. It is mostly low-rise: two-storey villas and townhouses set around shaded streets, small neighbourhood parks and a large central park.

Which sub-communities make up Mudon?
• Al Salam, Al Naseem and Rahat: the villa clusters, mostly 3, 4 and 5-bedroom homes
• Arabella (Arabella, Arabella 2 and Arabella 3): townhouse clusters
• Mudon Views: apartment buildings with 1, 2 and 3-bedroom units
• Mudon Al Ranim: the last townhouse phase, G+1 and G+2 layouts with 3 and 4 bedrooms
Each cluster has its own feel, and buyers often shortlist by cluster before they look at individual units.

What property types can you buy in Mudon?
Most of the stock is villas and townhouses. Villas are generally 3, 4 or 5 bedrooms with private gardens; townhouses are 3 or 4 bedrooms, some on two floors and some on three in the newer phases. Mudon Views adds a limited number of apartments for buyers who want the community without a garden to maintain.

Is Mudon freehold for foreign buyers?
Mudon is commonly marketed as a freehold area open to foreign buyers. Ownership rules apply to each plot and each title deed, so confirm the status of the specific unit on the DLD / Dubai REST before you sign anything.

Mudon Central Park has cycling and jogging paths, and the community centre covers daily needs with a supermarket, pharmacy and clinic. Mudon Al Ranim adds its own pools, volleyball and basketball courts, jogging tracks and dog parks.

Schools, healthcare and shopping nearby
Families usually look at schools in the surrounding communities, such as Jumeirah English Speaking School (JESS) in Arabian Ranches and Jebel Ali School near Damac Hills. Check each school's KHDA rating and waiting list early, because popular year groups fill quickly. For day-to-day healthcare there are clinics and pharmacies in and around the community; hospital care means a drive, so check which nearby hospitals your insurance covers. For bigger shopping trips, First Avenue Mall in Motor City is one of the closer options.

Who is Mudon suited to?
Mudon suits families who want a villa or townhouse with a garden, quieter streets and parks within walking distance, and who are comfortable driving for work and school. It also suits buyers who like a single master developer and one management company running the whole community. It is less suited to anyone who needs a metro station nearby or a short commute to the older city centre.

What should a buyer check before choosing a unit?
• The cluster and the exact plot: facing, distance from Al Qudra Road and from the parks and pools
• Service charges for that building or cluster on the DLD index through Mollak / Dubai REST
• For any off-plan or resale-before-handover unit: RERA project registration and the escrow account
• The title deed, the developer's no-objection certificate for resales, and any extensions done by the current owner
• Handover condition and the community rules from DHCM (pets, parking, landscaping)
