Palm Jebel Ali is the second palm-shaped island by Nakheel, now a member of Dubai Holding Real Estate, set off Dubai's southern coast at Jebel Ali. Work began in 2002 and paused for years; the expanded masterplan was relaunched in 2023. It is planned at roughly twice the size of Palm Jumeirah, across seven interconnected islands, and is expected to add about 110 km of coastline to Dubai.
What makes Palm Jebel Ali stand out?
• Sixteen gated fronds of beachfront villas, offered in 5, 6 and 7-bedroom layouts across the Beach and Coral Collections
• Five districts: the Trunk, Spine, Crown, Fronds and Crescents
• Planned beach clubs, a yacht club, a lifestyle mall, resorts and a waterfront promenade
• According to Bayut, 30% of the island's energy needs are planned to come from renewables
Education
There are no schools open on the island yet. Families should check current schools in nearby areas such as Jebel Ali and Dubai Marina through KHDA, and factor the daily drive into your decision.
Healthcare
The island is still under construction, so healthcare will be on the mainland for now. Check the closest clinics and hospitals from your frond or building before you move.
Transport & connectivity
Bridges and trunk roads will link the island to Sheikh Zayed Road (E11). Nakheel quotes about 16 minutes to Life Pharmacy Metro Station, 19 minutes to Ibn Battuta Mall, 24 minutes to Al Maktoum International Airport and Expo City, and 25 minutes to Dubai Marina.
Lifestyle & shopping
Most retail, dining and leisure on the island is planned rather than open. Apartment buyers can look at Palm Central Private Residences, three resort-style buildings on the island. Until the island's own shops open, Ibn Battuta Mall and Dubai Marina are the nearest places for shopping and dining. Note that Jebel Ali Beach on the mainland is separate from the island.
Important note
Confirm freehold status with the Dubai Land Department and check that your project is registered with RERA, with off-plan payments going to the escrow account. Ask Nakheel or your agent for the exact frond and plot, and the current handover schedule in writing.
