Who pays Dubai Land Department fees?

This is one of the most misunderstood points in Dubai transactions.
Some buyers hear that the buyer “pays 4%,” while the official service display shows a 2%/2% split.
The difference lies between the formal registration structure and the way parties may choose to allocate the cost economically in a negotiated deal.
Do not rely on verbal market habits. Make sure the distribution of fees is stated clearly in the SPA, booking terms, or deal memo so you do not face an unexpected cost at transfer.
