Buildings that look comparable from the street behave differently once occupied.

How do you read the efficiency ratio before committing?
An office for sale in business bay is advertised on a gross or "saleable" area including a share of common areas. The space you can put desks in is smaller, and the efficiency ratio is rarely quoted.
Work it out yourself: take the title deed or offer area, then obtain the net internal area excluding columns, core walls, risers, shafts and balconies. Deep plates and awkward corner units lose more. So look up the approved figure for that building and year on the DLD Service Charge Index, via the DLD website, Mollak or the Dubai REST app, and ask whether district cooling is billed separately. In a lease, read whether CAM is fixed or reconciled against actual cost.
Which licence and use class does the unit support?
An office is not a licence. Your activity has to be permitted for that unit, in that building, under that jurisdiction. Business Bay sits under Dubai mainland authorities, meaning a mainland trade licence route rather than a free-zone one: a real difference in cost and permitted activity, and worth settling before you choose a unit.
Confirm the registered use on the title deed and with building management: a residential-designated unit does not simply become an office. Confirm the activity is allowed, since clinics, education, beauty and food usually need extra approvals. Confirm the tenancy can be registered on Ejari as the authority requires, and that the building will issue the NOCs your application depends on.
What drives footfall for retail and F&B podium units?
A shop for rent in business bay dubai can be strong or weak within the same building, depending on where the door is. No single anchor draws a crowd across the district, so each unit's catchment comes from its address.
- Who walks past, and when. The weekday population is office-led, so patterns differ sharply from a residential street. Stand at the door on a weekday and on a Saturday.

- Pull the approved service charge for that building and year, the last reconciliation, and the association rules on fit-out, signage, use and parking.
- For a tenanted unit read the lease, the Ejari registration and the CAM clause; for a vacant one, cost the fit-out.
- Budget transaction costs: the 4% DLD transfer fee, title deed issuance at AED 580, trustee fees, the developer NOC on a resale and brokerage commission, commonly around 7–10% of price and not bank-financed.
- If financing, ask the lender early: commercial terms differ from residential mortgages and are bank-dependent. Then test your exit: who is the next buyer or tenant for this shape and use class?
