Define the activity and product before searching
Begin with an operating requirement, not a location list. Is the asset for dry storage, cold storage, light manufacturing, assembly, last-mile distribution or goods with special controls? Each use changes the required site, services and approvals.
Document:
· Net storage and office area.
· Clear height and floor-load requirement.
· Number and dimensions of loading doors.
· Truck type and turning radius.
· Electrical and backup power needs.
· Temperature and humidity requirements.

Location and regulatory zone
Determine whether the warehouse is in a free zone or mainland industrial district, and what the land or ownership agreement permits. The intended activity may require a licence from a specific authority or zone.
Compare access to ports, airports, highways, customers and labour, but drive the actual truck route. A short map distance can include weight restrictions, time controls or congestion. Inspect drainage and any planned road works.
Ownership, land and building rights
Match the title, long lease, usufruct or musataha-style right to the physical asset. Understand whether the sale includes the land and building, the building only, or a contractual right inside a complex. Review term, renewal, transfer, mortgage and alteration conditions.
Request approved drawings and completion documentation. An unapproved mezzanine, office or subdivision can create a violation or removal cost.
Electrical capacity
Obtain the allocated and current electrical load, supply type, transformer position and panel information. “High power” is not a specification. The capacity should be documented in the appropriate technical unit, with upgrade feasibility, cost and lead time assessed.
For refrigeration or machinery, prepare an equipment schedule and load profile. Additional power, generator or uninterrupted supply can materially affect the investment budget.
Questions for the engineer
· Are cables and breakers suitable for the required load?
· Is three-phase supply available where needed?
· What is the condition of panels and earthing?
· Is there space for additional equipment?
· What does the utility or zone authority require for an upgrade?
Clear height and floor loading
Advertised height may extend to the roof rather than the lowest beam, lighting or sprinkler. Measure clear height below services. High racking must also comply with fire-system clearances.
Obtain the floor-load capacity and inspect cracking, settlement and level. Uneven floors affect forklifts and racking. If a mezzanine exists, review its structural capacity, access and guarding.
Loading doors and manoeuvring yard
Measure door dimensions, dock height and ramp position. Use the actual truck specification to test turning and waiting. Confirm whether loading space is exclusive or shared and whether operating windows or charges apply.
Check:
· Number of trucks that can be served simultaneously.
· Driver waiting arrangements.
· Separation of pedestrians and vehicles.
· Weather protection during loading.
· Waste and returns route.
Fire and life safety
Confirm use classification, alarm, sprinklers, hydrants, fire pumps, emergency exits and backup lighting. The stored product and rack height may change the required system. A qualified specialist should review compliance with Dubai Civil Defence and the relevant zone authority.
An old certificate may not be sufficient after a change in activity, layout or racking. Understand ongoing testing, maintenance and cost responsibilities.
Ventilation, cooling and insulation
For ambient storage, inspect ventilation and actual internal temperatures. For cold storage, review cooling capacity, insulation, doors, compressor rooms, backup power and condensate drainage. Inspect roof and walls for leakage, moisture and excessive heat gain.

Tenant and income review
Check the tenant’s licence, activity, lease, security and payment record. Identify who owns racking, machinery and offices, and who must reinstate the property. Review lease term, escalation, renewal and early termination.
Calculate net return after land or community fees, maintenance, insurance, security, roof and floor works, vacancy and re-letting commission. Include a reserve for major capital expenditure.
Environmental and contamination review
If the property has stored oils, chemicals or industrial materials, request the usage history, waste records and any environmental assessment. Inspect floors, drains, odours and evidence of spills. Previous contamination can create remediation cost and liability.
