Fixed vs Variable Mortgage Rates in the UAE: Stress-Test Your Home Loan
A fixed mortgage rate is only safe to compare after you confirm how long it stays fixed. Many UAE offers use a fixed period followed by a variable benchmark plus a margin. The buyer’s decision should therefore be based on the post-fixed formula and the payment under stress, not the first instalment alone.
The CBUAE mortgage rules require providers to assess repayment capacity and refer to stress-testing mortgage loans at two to four percentage points above the current rate depending on the interest-rate cycle. A consumer can apply the same discipline before choosing a property budget.
Write the complete rate formula in one line
For each offer, record: fixed rate or profit rate, fixed-period end date, benchmark after the fixed period, lender margin, repricing frequency, any minimum rate or floor, and whether the margin can change under the contract. If one field is missing, the comparison is incomplete.
A variable rate is not simply “the market rate”. It is a contractual formula. The benchmark can move, while the margin and floor determine how that movement reaches the borrower.
Understand what “fixed” actually protects
A fixed period can make budgeting easier during the first years, but it may not protect the borrower for the entire tenor. Ask whether the instalment, rate, profit amount or only one component is fixed, and whether fees or protection costs can still change.

Test the household budget after adding service charges, insurance or Takaful, maintenance, school costs and other fixed obligations. Passing the bank’s approval does not automatically mean the payment is comfortable for your personal budget.
Compare total cost and flexibility
Review the APR or equivalent disclosure, total scheduled interest or profit, arrangement fees, valuation, insurance, account conditions, partial-settlement rules, full early settlement, refinancing and any rate-switch fee. A slightly higher initial rate may be competitive if the contract is materially more flexible, but the numbers must prove it.
CBUAE Consumer Protection Standards require relevant disclosures and prevent future unearned interest from being charged after full early settlement. The current fee cap and exact calculation should still be confirmed in the final offer and prevailing rules.

Use the stressed payment, not the approved maximum, to set the property budget. Keep a liquidity reserve for ownership costs and avoid using every available dirham for the down payment and transaction.
