"Fully furnished" is a marketing phrase, not a contract term. At a furnished off-plan handover in Dubai you are accepting two things at once: a property and a schedule of goods. The second has no register, no title deed and often no clear owner of the warranty. This guide turns the contract into a room-by-room asset list, sets a test for substitutions, and shows what to sign and what not to sign on the day.
Turn the package into a contractual asset list
Start from the signed sale and purchase agreement and every specification, schedule or annexe incorporated into it. Renders and a show unit explain design intent; they do not define what your unit contains. If a category is not clearly incorporated by reference, it is not yours by default.
Split the promised package into five groups, because each behaves differently on handover day: fixed finishes, built-in equipment, loose furniture, soft furnishings, and operating accessories such as crockery, linen and remotes. Write to the developer for clarification of anything that falls between the groups, and keep the reply.
Build the inventory before the visit, not during it
Arrive with the schedule already converted into a room-by-room list with a line per item, and space for four columns: present, quantity, model or approved equivalent, and condition. Filling this in on the day is a recording exercise; inventing it on the day is how items get missed.
- One row per item, with the promised make or specification in the row rather than in a separate document.
- A quantity column, because shortfalls happen most often in dining chairs, bedside tables, lamps and linen sets.
- A column for the serial or model plate you will photograph.
- A condition column with space for a note, not a tick.
- A final column for your decision on that item: accept, accept with note, or reject.
How should you handle a substitution?
A substitute is not acceptable merely because it is available, and it is not unacceptable merely because the brand changed. Apply a measurable equivalence test: function, dimensions, capacity, energy or water performance where relevant, finish quality, warranty length and terms, compatibility with the space, and replacement value.
Ask the developer to state the contractual basis for the substitution in writing, then record your position item by item. "Similar quality" is not a standard. A fridge with the same badge and less capacity, or a sofa that blocks a balcony door, both fail on measurable grounds you can put in a letter.
Test operation, not presence
An item can be present and unusable. Presence is what an inventory tick records; operation is what actually determines whether you can live in the unit from day one.
Open every drawer and door and check the alignment and soft-close. Sit on seating and test stability. Run appliances on a short safe cycle: oven, hob, extractor, washing machine, dishwasher, microwave, water heater. Check lighting controls and dimmers, and test every remote. Look under protective film before it is removed by someone else, because film conceals scratches and it is hard to argue about them afterwards. Use a qualified technician for anything electrical or gas-related rather than improvising.
Build the warranty and ownership pack on the day
Warranties on furnished packages fail for administrative reasons more often than technical ones. Collect, per item: supplier or invoice evidence where available, the warranty terms and duration, the start date, the serial number, the manual, any maintenance condition that could void cover, and the service contact.
Then ask the question that decides most disputes: when does the warranty start — at manufacture, at installation, at building completion, or at your handover — and who is the claimant, you or the developer? A one-year appliance warranty that started when the unit was fitted out eighteen months ago has already expired, and you will only discover that when something fails.
What does the law give you regardless of the inventory?
Two protections sit behind the contract. Structural defects liability runs for ten years from delivery under Article 880 of the UAE Civil Code and cannot be shortened by agreement. Separately, developers commonly provide a defects liability period of around 12 months from handover, sometimes longer for mechanical and electrical systems — but that one is contractual and developer-specific, so read the actual wording.
Furniture and appliances usually sit outside both and rely on the supplier's own warranty, which is why the warranty pack matters so much. These reflect what was published as of September 2026; confirm the periods in your own SPA and handover documents.
What should you refuse to sign?
Do not sign a handover form containing a blanket acceptance of furnishings, appliances or specifications with no schedule attached. That signature is the developer's strongest document and your weakest position, and it is signed most often because someone is waiting with keys.
Instead, attach your completed inventory with the exceptions listed, mark the form as signed subject to the attached schedule, and keep a countersigned copy with the date and time. If the form cannot be amended, record your objections in writing the same day and send them to the developer's handover team, referencing the unit number.
How do you close out the exceptions?
An exception list is worthless without a close-out mechanism. Agree, in writing, who rectifies each item, by when, and how completion is evidenced: a return visit, a photograph, a replacement delivery note, or a retest.
Keep one running document rather than a chain of messages, record the date each item is cleared, and re-inspect before you sign anything final. Retain the signed close-out log with the SPA and handover documents — it is the file you will want if a supplier disputes a warranty claim in month ten, and it is a genuine asset at resale.
When does this apply?
It applies to any off-plan purchase sold as furnished, fitted or turnkey, and to branded or serviced residences where a furniture package forms part of what you paid for. It applies with more force where you intend to let the unit immediately, because a missing item on day one is lost time, not just an annoyance.
It applies in a lighter form to a furnished resale, where you are dealing with a seller's inventory rather than a developer's specification, and there is no defects period behind it. It does not replace a technical snagging inspection of the property itself, which is a separate exercise with a separate specialist.
Bottom line
Three documents decide how this goes: the incorporated specification, your completed inventory with exceptions, and the warranty pack. If all three exist and are dated, almost any dispute afterwards is resolvable. If any is missing, you are arguing from memory against a signed acceptance.
The hour spent building the inventory before the visit is the highest-return hour of the whole handover. Everything after it is recording, and recording is easy when the list already exists.
Frequently asked questions
Does the show apartment define what my unit includes?
No. The contractual reference is the signed sale and purchase agreement together with any specification, schedule or annexe incorporated into it. A show unit and renders explain design intent and often contain items that were never part of the package. If something in the show unit matters to you, ask for written confirmation that it is included before handover.
Should I record appliance serial numbers?
Yes, and photograph the plate rather than transcribing it. Serial numbers identify the exact unit supplied, activate or transfer warranties, and support later service claims. They also make substitution disputes factual: a serial and model plate beside the promised specification is evidence, while a recollection of what the brochure said is not.
What if a furniture item is replaced with a different brand?
Judge it on measurable equivalence rather than on the badge: function, dimensions, capacity, performance where relevant, finish, warranty terms, compatibility with the space and replacement value. Ask the developer for the contractual basis of the substitution in writing, then record acceptance or objection item by item. "Similar quality" is not a standard you can enforce.
When does the appliance warranty actually start?
Ask, because it varies and it matters. It may run from manufacture, installation, building completion or your handover date, and on a unit fitted out well before delivery a one-year warranty may already be part-used or expired. Get the start date in writing per item, together with who is entitled to claim and any maintenance condition that could void cover.
Can I refuse handover over missing furniture?
That depends on your contract and the materiality of what is missing, so take advice before refusing outright. The more common and more practical route is to accept subject to a written exception schedule with an agreed close-out date, keeping a countersigned copy. Document the position on the day rather than relying on a verbal promise to sort it out.
Is the furniture covered by the defects liability period?
Usually not. The defects liability period commonly runs around 12 months from handover and is developer-specific and contractual, while the ten-year structural liability under the Civil Code covers the building rather than its contents. Loose furniture and appliances normally rely on the supplier's own warranty, which is why collecting that paperwork on handover day matters.
