1. Reservation form
A reservation or booking form is usually signed when the buyer selects a unit and pays an initial amount. It may record:

2. Sale and purchase agreement
The sale and purchase agreement, commonly called the SPA, is the main contract between buyer and seller or developer. In an off-plan purchase it usually covers:

• Permitted changes to area or specifications.
• Buyer and developer defaults.
• Termination and refund mechanisms.

3. What is Oqood?
Oqood is Dubai’s provisional registration system for off-plan real estate transactions. Dubai Land Department describes its initial sale registration service as the process by which a developer registers an off-plan unit or a plot whose price has not been fully paid in the provisional register.
Oqood does not mean that the building is complete. It records the buyer’s provisional interest in the identified off-plan property while the project is under development.
A buyer should confirm:
• The correct name and identification details.
• Project and unit details.
• Sale value.
• Registration status.
• Any applicable registration charge.
• That the document corresponds with the signed SPA.
Do not confuse a sales receipt or developer statement with Oqood registration.
4. What is a title deed?
A title deed is the electronic certificate issued through the relevant Dubai Land Department registration process that evidences the registered ownership right. For a ready-property transfer, the buyer receives an electronic title deed after the transfer is completed and the required payments and documents are accepted.
For an off-plan property, the final title deed is generally issued after completion and after the provisional procedures and contractual requirements are completed. Dubai Land Department has a service through the Oqood portal for completing provisional procedures and issuing the title deed.
The title deed should be verified through official channels. Check the owner name, property details, area, share, restrictions and mortgage information where shown.
5. Other documents that may appear
Memorandum of understanding or brokerage sale form
A resale transaction commonly uses a prescribed sale form or memorandum before the final transfer. It records the agreed price, deposit, conditions, deadlines and obligations between buyer and seller.
No-objection certificate
A developer NOC may be required for a ready-property transfer in a freehold community. It generally confirms that the developer has no objection to the transfer, subject to its requirements and settlement of applicable obligations.
Payment receipts and statement of account
Keep every receipt and the developer’s statement. They help reconcile amounts, instalments and the final balance.
Mortgage documents
A financed purchase can involve valuation, facility documents, mortgage registration and bank instructions. The title may record the mortgage until it is discharged.
Power of attorney
A valid power of attorney may allow an authorised person to complete certain actions. Its wording, attestation, translation and acceptance must match the transaction and authority requirements.
Completion, handover and unit documents
For a new property, keep the handover notice, snagging record, warranties, keys, access-card documents, unit plan and completion-related papers.
The document sequence for an off-plan purchase
A simplified sequence is:
1. Verified project and unit offer.
2. Reservation form and authorised payment.
3. Signed SPA.
4. Oqood provisional registration.
5. Instalment receipts and updated statements.
