It can be especially useful for people outside the UAE, but it is a powerful instrument that creates risk if its authority is broader than necessary or is not accepted by the institution handling the transaction.
Do not begin with a generic internet template. Define the transaction, authority, property, representative and period, then confirm attestation, translation and acceptance requirements before paying a deposit or fixing a transfer appointment.
When might a property POA be needed?
· Buying a property when the purchaser cannot attend.
· Selling a property or signing transfer documents.

· Receiving documents or following specified procedures.
· Managing a lease, maintenance matter or owner representation before named entities.
Not every organisation must accept every form. A bank, developer, registration trustee or government entity may require specific wording, documents or a shorter validity period.
Specific or general power of attorney?
For a property transaction, a specific POA is often clearer because it identifies the asset, transaction and powers. A general POA may grant authority that is not required and can trigger additional review.

· Type of action: purchase, sale, mortgage, gift or a particular signature.

A POA issued outside the UAE
DLD’s current published FAQs state that a POA issued outside the country must follow a formal attestation chain involving the notary and foreign ministry in the issuing country, the UAE embassy there and the UAE Ministry of Foreign Affairs. A certified legal Arabic translation may also be required depending on the document and transaction.
Start early. A name mismatch, missing legalisation or translation issue can delay transfer. Ask the trustee, developer or bank to review a draft or scanned copy before the original is sent.
Current DLD guidance on validity
DLD’s currently published FAQs state that a POA covering sale, mortgage or gift purposes is valid for two years, while a purchase POA is valid for five years from notarisation. Guidance and institution requirements can change, and a party may ask for a more recent document. Reconfirm at the time of use.
Steps for using a POA in a property transaction
1. Define the transaction and obtain the current requirements from the entity that will execute it.
2. Use legal drafting limited to the necessary powers.
3. Complete notarisation, attestation and translation for the country of issue.
4. Send a copy to the developer, bank or trustee for preliminary acceptance.
5. Match names, identity numbers and property details across every document.
6. Keep a record of use, payments and communications.
7. Formally revoke the POA when it is no longer required and notify relevant entities.

A POA does not replace transaction due diligence
