The Cape Al Barari is a new collection of 286 Al Barari residences in three low-rise buildings, with one- to four-bedroom apartments and expected handover in Q4 2028. Al Barari, the developer, plans it as a natural extension of Ashjar, its existing apartment neighbourhood inside the same garden community.

The three blocks rise ground plus eight floors, so no building towers over the planting around it. The architecture uses curved forms, soft edges and earthy colours, and the interiors follow with stone, wood and textured finishes in natural tones. Big windows and wide terraces open the homes to views of gardens and water.

Al Barari apartments for sale: one- to four-bedroom floor plans

Al Barari publishes a separate plan for each apartment. Total sizes on the official plans, terraces included:

• One-bedroom: about 1,189 to 1,572 sq ft, with an internal area of about 1,018 to 1,045 sq ft
• Two-bedroom: about 1,852 to 2,215 sq ft, some types with a maid's room
• Three-bedroom: about 2,461 to 3,317 sq ft
• Four-bedroom: the largest homes in the collection, plans on request

Even the smallest one-bedroom here is larger than many two-bedroom flats in newer Dubai towers, and the terraces add real outdoor living space. Areas change by block and floor, so we send the exact plan of each unit you shortlist.

Location and drive times from Al Barari

Al Barari sits next to Dubailand, close enough to the city's main districts while the community itself stays green and quiet. The developer gives these drive times from The Cape:

• Schools and nurseries: 5 to 10 minutes
• Global Village: 10 minutes
• Dubai Hills Mall: 15 minutes
• Downtown Dubai, Burj Khalifa and DIFC: 20 minutes
• Dubai International Airport: 20 minutes

Nearby premium launches worth comparing include Sobha Reserve villas and Living Legends.

Amenities and community lifestyle

Inside the development, residents share a resort-style swimming pool and a separate family pool, landscaped courtyards between the buildings, a gym and wellness treatment rooms. A coworking lounge suits anyone who works from home, a multipurpose rooftop lounge covers evenings, and a kids club keeps younger children busy.

Outside the buildings, the wider community adds The Bay Health Club, the Heart and Soul Spa, The Farm restaurant and The Mill cafe and bakery, all set among botanical gardens, lakes and walking paths.

Al Barari villas for sale or an apartment at The Cape

Al Barari began with Zaal Mohammed Zaal's idea that nature and luxury homes could share the same land. What was desert is now a planted oasis of gardens and lakes, home to thousands of plant and bird species, and Hazza Zaal now leads the company. Buyers searching for Al Barari villas for sale will find The Cape is the apartment way into the same community, with lock-and-leave homes and the gardens on the doorstep. See more on our Al Barari developer page.

Next door, The Wilds Residences by Aldar offers one to three-bedroom apartments and duplexes in six mid-rise buildings.

Why buy at The Cape: for living and for investment

For living, you get large apartments with big terraces, family layouts up to four bedrooms and a quiet garden setting, while schools are 5 to 10 minutes away and Downtown and the airport about 20.

For investment, new homes inside Al Barari are rare, and The Cape has only three low-rise buildings, so supply inside the community stays tight. Apartments in a low-density green community draw steady interest from families, which supports resale.
