Meydan apartments for sale: Gate Eleven unit types and sizes

The complex is split into Buildings A, B, C and D, each about six floors high, so there are no long lift queues and most homes look over water or gardens. Gate Eleven is also marketed as Gate 11. AMWAJ fits every home with smart-home technology and premium finishes.

• 1-bedroom apartments: 755 to 1,531 sq ft, including larger "1-bedroom plus" layouts with an extra room, and two bathrooms in most plans
• 2-bedroom apartments: 1,081 to 1,928 sq ft

The bigger 1-bedroom plus layouts suit a buyer who works from home or needs a guest room, while the 2-bedroom plans give a small family space to grow. Send us your budget and we will shortlist the floor plans that fit.

Tell us the size you want and we will send the matching floor plans from Buildings A to D.

Amenities and on-site retail

The shared spaces are spread across the four buildings and the gardens between them. Residents get:

• Infinity pool and swimming pool
• Gym, sauna and steam room
• Boxing studio and yoga studio
• Table tennis, pool table and a gaming room
• Boho garden and lobby lounge
• Kids' area and a kids' art studio
• Dedicated drop-off zone

Daily errands stay inside the gate. The ground floors hold a restaurant, a café, a market, a pharmacy, a nail studio, a barber shop, a wellness centre and a pet shop, so coffee, groceries and a haircut do not need the car.

Gate Eleven Residences payment plan and handover

AMWAJ publishes a 50/50 payment plan: 50% during construction and 50% on handover. Half the price is spread over the build, and the other half falls due when you collect the keys.

Handover: expected in Q1 2028. Construction is in progress on site.

Ask us for the payment schedule on a specific unit and we will reply the same day.

Meydan District 11 location: living in MBR City District 11

District 11 is a quieter residential pocket of Meydan, with lagoons, parks and low buildings rather than towers. Gate Eleven has direct access to Al Ain Road, and the developer gives these drive times:

• Sheikh Mohammed Bin Zayed Road: 4 minutes
• Meydan Racecourse: 12 minutes
• Dubai Design District: 13 minutes
• Meydan District One: 14 minutes
• Dubai International Airport: 15 minutes
• Downtown Dubai and The Dubai Mall: 18 minutes
• Dubai Creek Harbour: 20 minutes

Our Meydan area guide covers schools and the other communities around the racecourse, and the Meydan and MBR City property guide compares the districts side by side.

Why buy at Gate Eleven Residences: for living and for investment

For living, you get a calm, gated low-rise setting by the water, a full amenity list from the infinity pool to the boxing studio, and shops on the ground floor, while Downtown and the airport stay within a short drive.

For investment, 1-bedroom and 2-bedroom apartments are the sizes most tenants in Meydan ask for, low-rise lagoon-side stock is limited in the district, and an even 50/50 plan keeps the cash you pay before the keys at half. Nearby, we also cover The Caden by Prescott and Amaal 8 in Meydan Horizon.
