Waada by BT Properties is a master-planned community in Dubai South, close to Al Maktoum International Airport and Expo City Dubai. The first UAE project of BT Properties, it brings apartment towers, townhouses and villas together in four districts, planned for 40,000 residents, with a large share of the masterplan set aside for parks and open green space. The first phase is expected to be handed over in the fourth quarter of 2028.

Waada by BT Properties: what the community includes

Waada means "promise". BT Properties, the UAE arm of the Pakistani developer Bahria Town, plans it as a city within a city and a 15-minute walkable neighbourhood. The masterplan includes:

• An international school and early learning centres
• Healthcare and wellness facilities
• Retail and dining
• Five-star hospitality
• Community mosques
• Parks, tree-lined boulevards and trails

You can see a 2-bedroom show apartment at the Waada sales centre before you choose.

Four districts: Altura, Cascada, Rayhan and Raiha

• Altura: studio, 1 and 2-bedroom apartments in G+28 towers, with podium pools, a gym, kids' play areas, a multi-use games area and a padel court
• Cascada: 1, 2 and 3-bedroom apartments in stepped towers that face the planned BT Eiffel Tower landmark and a dancing fountain
• Rayhan: 3 and 4-bedroom townhouses with private gardens, a maid's room, a driver's room and a 2-car garage
• Raiha: 4 and 6-bedroom villas in a quieter, greener enclave

From a studio to a 6-bedroom villa, Waada covers almost every budget and family size in one community.

Location in Dubai South

Waada sits in Dubai South, also known as Dubai World Central, on the E611 and along the route of the future Dubai Metro Blue Line. It is about 7 minutes to Al Maktoum International Airport and 5 minutes to Emirates Road, with Expo City Dubai, JAFZA, Palm Jebel Ali and Dubai Wholesale City within reach. Our Dubai South area guide covers the district, and the Dubai South property guide looks at whether Dubai South suits an investor or an end user. In the same corridor, Terra Woods at Expo Living by Emaar is another new project to compare. Elsewhere in Dubai South, Zoya is building two smaller furnished blocks, Miorah by Zoya with 60 homes and Calisi by Zoya with 68. Closer to the Residential District, South Square by Dubai South Properties offers one- to three-bedroom apartments around a lagoon and walking trails.

Payment plan and handover

BT Properties sells Waada on a 70/30 post-handover plan: you pay 70% during construction and the remaining 30% after you receive the keys, with the milestones set for each release. The first phase is expected to be handed over in the fourth quarter of 2028, with the later phases following.

Why buy at Waada: for living and for investment

For living, Waada gives you a planned community with a school, healthcare, mosques, shops and parks within a 15-minute walk, and homes from studios to large villas. For investment, Dubai South is the growth area around Al Maktoum International Airport and Expo City Dubai, the future Blue Line will run past the community, and the post-handover plan keeps part of the price for after you receive the keys.
