Avana Residences is a freehold building by DECA Developments in District 10 of Jumeirah Village Circle (JVC), with 167 apartments split into studios, one-bedroom and two-bedroom homes. Selected larger units come with a private pool, and handover is expected in Q4 2027.

Avana Residences overview: JVC apartments from studios to 2 bedrooms

The building is compact. It rises over a ground floor, five residential floors and a roof level, so there are only 167 homes in total. DECA gave it a marine-inspired look, and the interiors are by Aviva Collective Design House, with Federal Engineering Consultants as master consultant.

Studios make up most of the stock: 114 of them. There are 43 one-bedroom apartments and just 10 two-bedroom apartments. Every apartment gets one parking space, and the car park has EV charging.

Apartment types and sizes: studio for sale in JVC, 1 and 2 bedrooms

Here are the published floor-plan ranges for each type:

• Studios: 373 to 496 sq ft
• One-bedroom apartments: 635 to 788 sq ft
• Two-bedroom apartments: 1,066 to 1,324 sq ft

If you want a studio for sale in JVC from a developer rather than the resale market, the studios here are the entry point. They have fitted wardrobes, built-in storage and large windows, and some have a balcony. The one-bedroom layouts suit couples or a home office, while the two-bedroom units are the largest and the rarest in the building.

Several one and two-bedroom apartments have their own private pool. Ask us for the floor plans that include one, as they are a small share of the stock.

Payment plan and handover

The developer publishes a 60/10/30 structure: 20% on booking, paid in two parts within the first month, then 40% during construction in monthly instalments with larger payments at set points. A further 10% on handover follows, and the last 30% post-handover is spread over 24 monthly instalments.

Expected handover is Q4 2027. Because almost a third of the price is paid after you receive the keys, the plan suits buyers who want to move in before paying in full.

Location in JVC District 10 and drive times

The building is in JVC District 10, a short walk from JVC Community Park, with quick access to the main roads around the community. The developer gives these drive times:

• JVC Community Park: 1 minute
• Dubai Hills Mall: 7 minutes
• Mall of the Emirates and Palm Jumeirah: 10 minutes
• Downtown Dubai and Burj Khalifa: 20 minutes

Other new buildings in the community include Floarea Skies in JVC and Berkeley Square by Prestige One. For schools, roads and the mix of homes across the districts, read our JVC Dubai property guide.

Amenities, finishes and private-pool apartments

Residents share a resort-style pool and a children's pool, plus the Octopus Adventure Zone for younger kids. Sport is covered by a gym, a padel court, a multipurpose court and a yoga deck. On the roof there is a social terrace with an outdoor cinema and life-size chess, and the gardens add walking paths, a barbecue area and cabanas.

Inside the apartments you get BOSCH appliances, GROHE and Villeroy & Boch bathroom fittings, floor-to-ceiling windows and balconies. A lobby concierge, security and smart building management run the building day to day.

DECA Developments is a Dubai firm that handles projects from feasibility and design coordination through construction oversight, handover and asset management.

Nearby, Lume Residences in JVC adds 178 studios and 1- and 2-bedroom homes with floor-to-ceiling windows and a padel court on the roof.

Why buy at Avana Residences: for living and for investment

For living, the building is quiet and compact, with 167 homes sharing a full set of pools, courts and rooftop space. Families have a park one minute away and a play zone downstairs, and the private-pool apartments are something few JVC buildings offer.

For investment, studios and one-bedroom homes are the sizes most JVC buyers ask for, and this building is weighted towards them. The two-bedroom and pool units are scarce, which helps them stand out on resale. With 30% post-handover, you can hold the unit longer before the final payment. If you are comparing JVC apartments for sale off-plan, this is a small, amenity-heavy option.
