The building has seven residential floors, with garden-facing and community-facing homes, and is aimed at professionals and small families who want to live five minutes from DIFC and Downtown. Construction is handled by Aroma International Building Contracting, and every apartment comes with smart-home systems, fitted interiors and high-end appliances.

Studios, one- and two-bedroom apartments: sizes and layouts

The 210 homes split into three types, with these published starting sizes:

• 96 studios: from 386 sq ft
• 89 one-bedroom apartments: from 626 sq ft
• 25 two-bedroom apartments: from 986 sq ft

There are nine one-bedroom layouts, so the choice inside that type is wider than usual. The two-bedroom homes add a study, a walk-in closet and a balcony, and all units are handed over fully furnished, which suits buyers who want to move in or lease straight away.

Tell us your budget and preferred layout and we will find the right Linea unit for you. Call or WhatsApp +971 56 100 0928.

Payment plan, handover and availability

HOLM publishes a 35/65 payment plan: 35% during construction and 65% on handover. Expected handover is Q2 2028. Demand for the building has been strong, so many homes are now offered by first buyers; we track both developer and resale units for you.

The gym and sauna sit on the seventh floor, and at ground level residents get a landscaped garden, a kids' play area, BBQ areas, outdoor seating and a residents' lobby. Inside, the open-plan living areas come furnished and wired with smart-home controls.

HOLM Developments and its Jumeirah Garden City projects

HOLM Developments is a self-funded Dubai developer led by founder and CEO Sergey Avayan, with its head office on Sheikh Zayed Road. Its Dubai work is concentrated in Jumeirah Garden City: HOLM One, a furnished studio and one-bedroom building, Linea by Holm, and HOLM Central, a pair of towers on a shared podium. Outside the UAE it is building ONE PENINSULA in Batumi. See all its projects on our HOLM Developments page.

Also in Jumeirah Garden City: Villea West, an 11-storey building of fully furnished studios and one-bedroom apartments by Palmridge.

Also in Jumeirah Garden City, The Elysian by MFOUR Development has studios to three-bedroom apartments, some with private plunge pools.

Why buy at Linea by Holm: for living and for investment

For living, you get a furnished home five minutes from DIFC and Downtown, in a quiet low-rise building with a rooftop pool and padel court, a gym, a garden and smart-home interiors. Jumeirah Beach and City Walk are both within ten minutes.

For investment, freehold stock this close to Sheikh Zayed Road and DIFC is scarce, and Jumeirah Garden City is one of the few central districts where new buildings are still going up. Studios and one-bedrooms make up most of the building, which keeps the entry ticket lower than in nearby towers, and furnished handover means a unit can be leased without fit-out time.
