Apartments for sale in Business Bay at Onda: studios to three bedrooms

KASCO publishes a unit mix of 348 homes across five layouts. Starting sizes from the developer's fact sheet are:

• Studios: 85 units from about 416 sq ft
• One-bedroom plus apartments: 156 units from about 815 sq ft
• Two-bedroom apartments: 35 units from about 876 sq ft
• Two-bedroom plus apartments: 68 units from about 1,268 sq ft
• Three-bedroom apartments: 4 units from about 1,665 sq ft

The one-bedroom plus layout is the largest group in the building and gives you an extra room for a study or a guest. Studios, one-bedroom and two-bedroom apartments come with one parking space each, and the three-bedroom apartments with two. With only 4 three-bedroom units in the tower, the large homes are the rarest stock.

The apartments are handed over unfurnished, so you can fit them out to your own taste or to suit a tenant.

Tell us which layout you want and we will send the floor plan.

Amenities: infinity pool, indoor pool, spa and running track

Onda splits its facilities between an outdoor deck and indoor wellness floors:

• Outdoors: an infinity swimming pool, a kids' pool, sunken pool seating, an outdoor seating area, a running track, a yoga area and outdoor fitness
• Indoors: an indoor swimming pool, a gym, a spa, a sauna, a steam room, a cold plunge room and changing rooms
• Work and social: a wellness café and a co-working space

Two pools, a cold plunge and a sauna under one roof are unusual for a tower of this size, and the co-working space suits residents who run their business from home. Four residential lifts and a service lift serve the floors.

Location: Business Bay Dubai and drive times

The tower stands in Business Bay, the district of towers along Dubai Canal between Sheikh Zayed Road and Al Khail Road. KASCO lists these drive times from the building:

• Dubai Canal: 2 minutes
• Marasi Promenade: 4 minutes
• The Dubai Mall, Burj Khalifa and Dubai Opera: 5 minutes
• Dubai Design District and DIFC: 7 minutes
• Coca-Cola Arena: 9 minutes
• City Walk and Ras Al Khor Wildlife Sanctuary: 10 minutes
• Dubai International Airport: 16 minutes

Our Business Bay area guide explains the district street by street, and the Business Bay property guide compares its apartments and offices.

Payment plan and handover

Payment plan: set per release – ask us. KASCO does not publish a plan on the Onda website, and resale units carry terms agreed with each seller, so we confirm the plan for the unit you pick.

Handover: expected in the third quarter of 2027.

Ask us for the payment terms on a specific unit and we will reply the same day.

KASCO Developments: the developer behind Onda

KASCO Developments is a Dubai developer with its head office at Waves Tower in Business Bay. It has delivered Volna by Kasco in Al Jaddaf and is building Val by Kasco and Fala by Kasco on the Al Jaddaf waterfront. Next Engineering Consultant is the architect of Onda. Buyers looking at Business Bay often also compare Avarra by Palace and Al Habtoor Tower. All KASCO projects on our site are listed on the KASCO Developments developer page.

Why buy at Onda by Kasco: for living and for investment

For living, you get a mid-rise tower with indoor and outdoor pools, a spa and a running track, a few minutes from Downtown Dubai, DIFC and the canal walkways.

For investment, studios and one-bedroom plus units are the easiest homes to let in Business Bay, where offices and the metro keep demand from professionals steady. A small number of large units, a developer that has already handed over a tower in Al Jaddaf and resale stock close to handover give you options on floor, view and timing.
