Chapter 01 by Newbury Developments is a 126-apartment building in Al Warsan 4, International City Dubai, with 30 studios, 91 one-bedroom and 5 two-bedroom homes. Every unit has smart home controls, built-in wardrobes and a fully fitted kitchen, and handover is expected in Q2 2028.

Call Laguna Life on +971 56 100 0928 for current Chapter 01 prices and the units still open.

Apartments for sale in International City: studios to two bedrooms

Most of the building is one-bedroom apartments, which makes it a good fit for single buyers, couples and first-time owners. Sizes from the developer's fact sheet:

• Studio: about 394 to 462 sq ft
• One-bedroom: about 670 to 1,127 sq ft
• Two-bedroom: about 1,301 to 1,440 sq ft

Floor plans put natural light and clear room separation first. Only 5 two-bedroom units are planned, so the larger layouts are the scarcest in the building.

Tell us which unit type you want and we will send the matching floor plan.

Smart home and energy-efficient building systems

Each apartment lets you control temperature, ventilation, blinds and lighting from a single interface. The building itself uses green roofs, heat recovery ventilation and an energy-efficient heat pump system, which the developer designed to cut utility bills and keep indoor air fresher.

Building layout and amenities: pool, gym and covered parking

The building rises ground plus 9 floors. The ground floor holds a grand reception, a retail showroom and parking, the first and second floors are given over to resident parking, and apartments start from the third floor, which also has the podium facilities. Floors 4 to 9 are fully residential.

Shared amenities include a swimming pool, an indoor gym, a kids' play area, a BBQ area, covered parking, wide corridors, a lift lobby and ground-floor retail units. You can also see full-scale interior show units at the Newbury sales centre by appointment.

Location in Al Warsan 4, International City Dubai

Al Warsan 4 is a quiet, low-rise residential neighbourhood on the edge of International City. Newbury Developments says the building is within walking distance of the Blue Line Metro station and gives these drive times: Sheikh Mohammed Bin Zayed Road 5 minutes, Dragon Mart 1 and 2 about 5 minutes, Dubai Mall 20 minutes and Burj Khalifa 25 minutes.

Why buy at Chapter 01: for living and for investment

For living, you get a compact building of 126 homes with its own pool, gym and play area, resident parking on two dedicated floors and smart controls in every apartment. Built-in wardrobes and a fitted kitchen mean you can move in without a full fit-out.

For investment, one-bedroom units make up most of the building, and the post-handover option spreads part of the price over two years after the keys. Chapter 01 is the first residential project in Dubai by Newbury Developments, a company that brings over twenty years of development experience from Pakistan.
