Lume Residences: JVC apartments for sale by S&S Developments

The building rises from a ground floor and 4 podium levels to 14 residential floors and a rooftop. The design leans on light: floor-to-ceiling windows bring daylight deep into the rooms, and kitchens come with integrated appliances and fitted wardrobes in the bedrooms.

The retail units sit at street level, so a few daily errands can be done without getting in the car. The layouts are efficient rather than oversized, which keeps the entry point low for a first home or a rental unit.

S&S Developments is the development arm of Samara, a Dubai real estate investment firm. Its Dubai portfolio includes The White Palace in Dubai Silicon Oasis, The Carla on Meydan Avenue, Emtilak Townhouses in Al Furjan and Rise Residences, also in JVC. See its projects on our S&S Developments developer page.

JVC studio for sale, 1-bedroom and JVC 2 bedroom apartments: sizes

The developer's brochure gives these example sizes, balconies included:

• Studios: about 335 to 383 sq ft
• 1-bedroom apartments: about 563 to 715 sq ft
• 2-bedroom apartments: Type A at about 1,118 sq ft
• Largest homes: up to 1,318 sq ft

The studios suit a single buyer or an investor who wants a compact unit that is easy to let. The 1-bedroom plans add a separate bedroom and more living space for a couple. The 2-bedroom homes are the family option, with room for a second bedroom or a home office.

Tell us which layout you want and we will send the floor plan.

Amenities: rooftop padel, pool and clubhouse

The shared facilities are spread between the podium and the roof:

• Swimming pool with a shaded deck and lounge seating
• Rooftop padel court
• Indoor gym
• Outdoor yoga and Pilates space
• Clubhouse and residents' lounge
• Communal garden
• Barbecue gazebo and outdoor events area

A padel court on the roof is still rare in JVC, and together with the clubhouse it gives residents a place to meet without leaving the building.

Jumeirah Village Circle is a large residential community of apartment buildings, townhouses and villas set around parks and local shops. Lume Residences is reached via the E311, Al Khail Road and Hessa Street, so both Dubai Marina and Downtown are an easy drive.

The developer gives these drive times from the building:

• Dubai Hills Mall: about 10 minutes
• Palm Jumeirah: about 18 minutes
• Dubai Marina and Ain Dubai: about 20 minutes
• Jumeirah Beach: about 25 minutes

Why buy at Lume Residences: for living and for investment

For living, you get bright homes with full-height windows, a pool deck, a gym and a padel court on the roof, and shops at the foot of the building, with quick road access to Al Khail Road and Hessa Street.

For investment, JVC has steady demand from tenants who work in Dubai Marina, Al Barsha and Dubai Hills. Studios and 1-bedroom units are the easiest homes to let in the community, and paying 40% on completion keeps your cash outlay lower while the building goes up.
