Divine Al Barari overview: apartments in Majan by Takmeel

The tower stands in Majan, also known as Wadi Al Safa 3, inside the wider Dubailand district. It rises over a ground floor, two podium levels, 17 residential floors and a roof deck.

The name comes from the view. Upper floors look toward the green Al Barari community, IMG Worlds of Adventure and Global Village, but the building itself is an apartment project in Majan and not part of the Al Barari villa estate.

Inside, the homes have high ceilings, full-height windows, kitchen islands and marble bathrooms with rain showers. Selected units add a private pool on the balcony. All homes are sold unfurnished, so you finish them in your own style.

Takmeel Developments is led by founder and chairman Mian Asad Bashir and CEO Hamza Asad. The company handles design, development and delivery in house.

Payment plan and handover

Takmeel publishes a 40/60 payment plan: 10% on booking, 30% during construction and 60% on handover. The construction share is paid in small steps over the first two years after booking.

Handover is planned for Q2 2028. Because most of the price falls due at the keys, buyers keep their cash free during the build.

Amenities: beach-entry pool, rooftop leisure and wellness

The developer counts 35 amenities across the ground, first floor and rooftop. Water comes first: a beach-entry pool, adult and children's pools, a splash pad, an aqua gym, a Jacuzzi, steam and sauna.

Up on the roof you get an outdoor cinema, barbecue and yoga areas, a multipurpose court, mini golf, table tennis and even archery. Indoors there is a coworking space, a party area and a gym, and the car park has charging for electric vehicles.

Majan Dubai map: location, views and drive times

Majan sits between Sheikh Mohammed Bin Zayed Road and Al Ain Road, so both main routes into the city are a few minutes from the lobby. On a Majan Dubai map, the building lies close to Global Village and the Dubailand theme parks.

The developer gives these drive times:

• Global Village, Cityland Mall, IMG Worlds of Adventure and Dubai Autodrome: within 10 minutes
• Dubai Mall: within 20 minutes
• Dubai International Airport and Al Maktoum International Airport: within 35 minutes

Why buy at Divine Al Barari: for living and for investment

For living, you get resort-style water facilities, a busy rooftop and homes with balcony pools in selected units. Families have Global Village and the theme parks close by, and two highways link the area to Downtown and both airports.

For investment, Majan Dubailand keeps drawing tenants who want newer buildings at a lower entry point than central Dubai. Pool units and penthouses are scarce in the building, and the 40/60 plan leaves most of the payment until handover.
