Athlon by Aldar

Athlon is a master-planned community by Aldar, developed in partnership with Dubai Holding, on a site beside Global Village in Dubailand. Aldar announced it on 1 May 2024 as Dubai's first community designed around "active living", with 1,492 townhouses and villas in the first phases. It is Aldar's second residential project in Dubai after Haven by Aldar.

Parks, clubhouses and tracks

The plan is organised around movement. A central park connects four themed parks (Adventure, Play, Wellness and Valley), seven clubhouses and more than 10 km of tracks, trails and loops for running, cycling, roller-skating and functional training. The cycling loop links to the Al Qudra cycle track. Aldar's amenity list includes a nature loop, bike loop and parklife loop, a gym and outdoor fitness nodes, an XL pool and podium pool, a splash pad, basketball, squash and multipurpose sports courts, a skate park, rock climbing, a yoga and meditation room, an outdoor cinema and an outdoor play park. Clubhouses add a café, massage rooms, jacuzzi, sauna and a kids' playroom. Rise by Athlon adds its own Rhythm Room, Mind & Body Library, Recovery Room, games room, golf simulator and bike workshop.

Sustainability

Athlon holds LEED Platinum pre-certification and a 2-star Fitwel rating, with energy-efficient fixtures, water-saving systems, EV charging and smart waste disposal.

Who it suits

Families who want a townhouse or villa with sports and outdoor facilities inside the community, and buyers who prefer an apartment in the same masterplan through Rise by Athlon. Both sit in a car-based part of Dubailand, so daily commuting is by road.

What to check before you buy

Confirm the project and unit registration, the escrow account and the expected handover date on the DLD / Dubai REST; ask for the current payment plan and service-charge estimate for the specific unit; and compare the plot's position against the parks, tracks and the Global Village side of the site.
