Binghatti Elite is a 23-storey residential tower by Binghatti Developers in Dubai Production City (IMPZ), with semi-furnished studios and one-bedroom apartments from 36 sqm. It is Binghatti's first residential project in the district. The DLD registry lists it as project 3341 with 1,745 units, registered on 7 November 2024 and 53.25% complete in the registry data to 2 October 2026. The registered completion date, 30 June 2026, has already passed, so the handover date is the first thing to confirm.

What makes Binghatti Elite different

Many of Binghatti's towers are in JVC, Al Jaddaf and Business Bay. Elite is the developer's first residential building in Dubai Production City, so it gives buyers the Binghatti look of metallic accents and rich textures in a district that has mostly been built by other developers. It is also well into construction: the registry showed the building more than half built in the data to 2 October 2026. If you want to compare it with a newer launch nearby, SAMANA Resorts is in the same district with a later completion date, and Binghatti Hills shows the same developer's work in another community.

The developer gives drive times of 10 to 15 minutes to Dubai Hills Mall, Mall of the Emirates, Dubai Marina, Ibn Battuta Mall and Expo City. Who Binghatti Elite suits

First-time buyers who want a studio or a one-bedroom apartment from a well-known developer, without paying for a larger amenity programme they will not use. Investors looking at studios and one-bedroom units in a building that is already past the halfway mark. Buyers who prefer a semi-furnished unit and a payment plan that leaves 30% until completion. It suits less well families who need two bedrooms or more, since the tower has only studios and one-bedroom homes, and anyone who wants a long list of shared facilities.

What to check before you buy

• The DLD project number is 3341 and the registered developer is Binghatti Developers FZE (developer number 1051), with the escrow account at Abu Dhabi Islamic Bank; confirm both on the Dubai REST app before paying a reservation fee
• Completion dates differ: the registry records 30 June 2026, the developer's FAQ says Q2 2026, and the developer's unit listing shows handover on 29 November 2026; ask which date your SPA uses and what the delay clause allows
• The registry showed 53.25% completion in the data to 2 October 2026; ask for the latest RERA inspection percentage and the escrow statement for your unit
• 1,745 registered units is a large number for one 23-storey tower; ask for the registered building plan and which floor and stack your unit sits in
• Sizes are quoted as 376 sq ft for the smallest studio on the listing and 36 sqm in the FAQ; check the area on your SPA and plan
