Haven by Aldar

Haven by Aldar is the first community Aldar built in Dubai. It was announced on 26 October 2023 as a joint venture with Dubai Holding, on a site of about one million square metres in Dubailand, opposite the Al Habtoor Polo Resort and Club. The masterplan allows for 2,428 homes; the first phase is 462 townhouses and villas, and Verdes by Haven adds apartments.

What makes Haven different

Haven is built around wellbeing rather than density. A central park with a stream runs through the community, with a Treehouse community centre, shaded pathways between the social areas, a meditation pavilion, zen gardens, a tranquility pool, nature trails, a yoga studio and outdoor exercise areas. Aldar's amenity list adds basketball courts, a bike loop and bike track, children's play areas, communal garden-farming plots, a community gym and grocery stores. Verdes residents also get co-working space and a gym with spa. A concierge service covers healthy meals, house care, landscaping and travel.

Sustainability

The masterplan holds LEED Gold pre-certification and targets a 3-star Fitwel rating. Aldar describes Haven as the first community in the UAE to pursue both at once.

Location and access

Haven sits on the Emirates Road (E611) corridor in Dubailand, with access from Dubai–Al Ain Road (E66) and Sheikh Zayed bin Hamdan Al Nahyan Street (D54). Global Village and Aldar's second Dubai community, Athlon by Aldar, are a short drive away. The area is car-based, so day-to-day travel is by road.

Families who want a villa or townhouse in a quiet, green setting with wellness facilities on the doorstep, and buyers who prefer an apartment inside the same masterplan through Verdes by Haven. It also suits owners who want a master developer and one management company for the whole community.

What to check before you buy

Confirm the project and unit registration, the escrow account and the expected handover date on the DLD / Dubai REST; ask for the current payment plan and the service-charge estimate for the specific unit; and compare the plot's position against the central park, the stream and the E611 edge of the site.
