Overview

Al Satwa is one of Dubai's longest-established neighbourhoods, sitting in the geographic centre of the city between Sheikh Zayed Road to the south and Al Wasl Road to the north, with Jumeirah, Al Wasl, Al Badaa and Bur Dubai around it. Known for its busy shops, eateries and diverse community, it is now being reshaped by Jumeirah Garden City, a Meraas master plan facing the World Trade Centre and DIFC across Sheikh Zayed Road, where modern towers such as Eden House by H&H Development stand.

What makes Al Satwa stand out?

Education
Citizens School, a British-curriculum school, is located within the area, and Jumeira Baccalaureate School (IB) is close by in Jumeirah. British Berries Nursery serves younger children, and more British, IB and Indian-curriculum schools lie within a short drive.

Healthcare
The long-established Iranian Hospital is a local landmark, and Liv Hospital is also nearby. Day-to-day care is available at clinics such as Aster Clinic in Satwa, Al Noor Polyclinic and Al Amal Polyclinic.

Transport & connectivity
Al Satwa has direct access to Sheikh Zayed Road, Al Wasl Road, Al Dhiyafa Road and 2nd December Street. Satwa Bus Station links the area to Jumeirah, Bur Dubai and Downtown, and the nearest metro stations are Financial Centre, Emirates Towers and World Trade Centre on the Red Line. Sources estimate around 10 minutes to Downtown Dubai and 14–15 minutes to Dubai International Airport by car (approximate, depending on traffic).

Lifestyle & shopping
City Walk sits next door, and Al Ghazal Mall, Mercato and Town Centre Jumeirah are close. Al Satwa Park offers space for jogging, the Satwa Grand Mosque is a local landmark, and beaches such as La Mer and Jumeirah 1 are a short drive away.

Important note
Register every purchase with the Dubai Land Department (DLD), and for off-plan projects pay only into the project's official escrow account. Area guides describe Jumeirah Garden City as freehold while older parts of Satwa are generally leasehold, so confirm the status of the specific plot with the DLD and measure distances from the exact building.
