Overview

DIFC, the Dubai International Financial Centre, was set up in 2004 as the city's financial free zone and covers about 110 hectares along Sheikh Zayed Road, right next to Downtown Dubai. It runs on its own common-law framework, with English as the working language and its own courts. Around the offices you'll find hotels, galleries, restaurants and a growing number of residential towers, with the Za'abeel side close by.

What makes DIFC stand out?
• A walkable business district built around The Gate and Gate Village.
• DIFC Courts, which work separately from Dubai's main legal system under a common-law model.
• More than 100 cafés and restaurants, art galleries and the Gate Avenue retail promenade.
• Two Red Line metro stations, Emirates Towers and Financial Centre, within walking distance of most buildings.

Education
Inside the district, Citizens School teaches the British curriculum from FS1, and nurseries such as Hummingbird and British Orchard serve younger children. Most families also look at schools in neighbouring areas, so compare KHDA ratings and travel times before deciding.

Healthcare
DIFC has a number of private clinics and wellness centres, including My London Skin Clinic and DNA Health and Wellness. For hospital care, residents normally use the larger hospitals in the surrounding districts.

Transport & connectivity
Sheikh Zayed Road runs along the edge of the district, and the Emirates Towers and Financial Centre metro stations put most of the city on one line. Downtown Dubai is under ten minutes by car, and Dubai International Airport is roughly 15 minutes away outside rush hour.

Lifestyle & shopping
Gate Avenue has around 185 shops, restaurants and lifestyle outlets, and the Ritz-Carlton, Waldorf Astoria and Four Seasons hotels anchor much of the evening dining scene. The Dubai Mall is about ten minutes away, and supermarkets such as Choithrams cover daily needs.

Important note
DIFC has its own property framework, and buildings marketed as "DIFC" or "Za'abeel" are not always inside the DIFC boundary. Check the community on the title deed or Oqood, confirm with Dubai Land Department (or the DIFC registry, where it applies) who registers the unit and on what ownership terms, and for off-plan projects verify RERA registration and the escrow account.
