Remraam is a low-rise apartment community in Dubailand, developed by Dubai Properties, part of Dubai Holding. It sits at the junction of Emirates Road (E611) and Hessa Street (D61), next to Mudon, Motor City and Arabian Ranches, and is made up of studios and 1, 2 and 3-bedroom apartments in two clusters, Al Thamam and Al Ramth.

Where is Remraam and how do you get there?
Remraam is on the inland side of Dubai, between Sheikh Mohammed Bin Zayed Road and Emirates Road. The community has direct access to Emirates Road (E611) and Hessa Street (D61), so most residents drive: Hessa Street takes you towards Al Barsha South and Sheikh Zayed Road, and Emirates Road connects you to the rest of the city and to Al Maktoum International Airport, about a 15-minute drive away. On the map it sits in the Al Hebiah Fifth district. There is no metro station inside Remraam. The closest stations are on the Route 2020 line, such as Jumeirah Golf Estates and Dubai Investments Park, a short drive away. For buses, check the RTA S'hail app for the routes that currently stop in the community.

Who developed Remraam and when?
Dubai Properties, the Dubai Holding developer that also built Mudon, started work on Remraam in 2007. The first cluster, Al Thamam, was handed over in 2013; Al Ramth followed in later phases. The original master plan called for 198 buildings, which made it one of the largest construction sites in the UAE at the time, but the scope was later reduced. Day-to-day services are run by Dubai Holding Community Management (DHCM).

What is the difference between Al Thamam and Al Ramth?
Al Thamam is the older cluster, where many apartments are owned by individual landlords and come up for sale or rent through brokers. In Al Ramth, Dubai Residential (also part of Dubai Holding) owns and operates 18 buildings and leases the units directly. Both clusters share the same style: low-rise buildings set in pairs with covered parking between them, podium gardens and pocket parks. When you see a listing, check which cluster and building number it is in, because ownership, management contact and service charges differ.

What property types are there?
Remraam is an apartment-only community. You will find studios and 1, 2 and 3-bedroom units; some of the larger ones have a maid's room, and kitchens come in open and closed layouts. There are no villas or townhouses inside Remraam itself; buyers who want a garden house usually look next door in Mudon or Arabian Ranches.

Is Remraam freehold for foreign buyers?
Remraam is a Dubai Properties master community and units in it are bought and sold by individual owners, including foreigners. Even so, confirm the freehold status of the specific unit and building on the DLD / Dubai REST before you pay a deposit, and make sure the title deed matches the unit number in the listing.

What amenities are inside the community?

South View School, a British-curriculum school, is inside Remraam and within walking distance of Al Thamam, and there are nurseries in the community. Families also look at schools in the surrounding areas, such as Jebel Ali School near Damac Hills, GEMS Metropole in Motor City and Ranches Primary School in Arabian Ranches. Check each school's KHDA rating and waiting list early. Daily shopping is covered by the supermarkets in the community; for bigger trips, Ranches Souk and the malls in Motor City are the nearest options. There is a pharmacy in the community retail area; hospital care means a drive, so check which nearby hospitals your insurance covers.

Who is Remraam suited to?
Remraam suits tenants and buyers who want a quiet, green apartment community with pools and parks downstairs, and who work somewhere reachable by car: Jebel Ali, Dubai Investments Park, Dubai South, Motor City or Al Barsha. It also suits small families who want a school inside the community. It is less suited to anyone who depends on the metro or wants to walk to restaurants and nightlife.

What should a buyer or tenant check before choosing a unit?
• The cluster (Al Thamam or Al Ramth), the building number and how far it is from Emirates Road and Hessa Street
• Whether the building is part of the remediation programme DHCM announced in 2026, under which residents in parts of Remraam were asked to move out temporarily while works are carried out
• Service charges for that building on the DLD index through Mollak / Dubai REST
• The title deed, the developer's no-objection certificate for resales and the building's maintenance record
• For rentals: who the landlord is (an individual owner or Dubai Residential) and that the contract is registered on Ejari
