Town Square is a large master-planned community by Nshama on Al Qudra Road (D63), close to its junction with Emirates Road (E611) in Dubai's Dubailand area. Launched in 2015 on about 750 acres in the Al Yalayis 2 district, it mixes townhouse clusters with mid-rise apartment buildings around a central park.
Where is Town Square and how do you get there?
Town Square sits on the inland side of Dubai, along Al Qudra Road and just off Emirates Road (E611). On the official map it falls in the northern part of Al Yalayis 2. Its closest neighbours are the Reem community (Mira and Mira Oasis), with Mudon, Arabian Ranches and DAMAC Hills a short drive away. Most residents drive: Emirates Road links the community to the rest of the city, and Al Qudra Road takes you towards Arabian Ranches and Sheikh Mohammed Bin Zayed Road. There is no metro station in or near Town Square. The community has its own Town Square shuttle buses, and some RTA bus routes stop nearby; check the S'hail app for the routes that run today. If you rely on public transport for a daily commute, test the journey at rush hour before you commit.
Who developed Town Square and when?
The developer and master developer is Nshama. The project was announced in February 2015 as a suburban "town centre" for families and young professionals, with homes, shops and open space within walking distance of each other. It was planned to be built in phases over roughly ten years, which is why some parts are lived-in and mature while newer apartment buildings are still being completed. When you look at a listing, find out which phase the building belongs to and whether it has already been handed over.
What kind of property can you find in Town Square?
On completion the community is planned to hold about 3,000 townhouses and 18,000 apartments. The townhouses come in nine named collections: Zahra, Hayat, Noor, Safi, Sama, Naseem, Reem, Shams and Maha, mostly with three and four bedrooms. The apartments range from studios to three-bedroom units in mid-rise buildings such as Zahra, Hayat Boulevard, Jenna and Warda. Newer Nshama launches, including Savannah, Alton and Fiori, follow the same mid-rise format around green spaces. Layouts, parking and views vary a lot from one cluster to the next, so compare the actual unit rather than the community average.
Living in Town Square
What is there to do inside the community?
The heart of the community is Town Square Park, a large central green with a carousel, a children's train, a splash pad, covered play areas, a dog park and courts. Around it there are walking, jogging and cycling trails, a skate park and a trampoline park. The commercial side includes a Reel Cinemas complex, a Vida hotel, cafés and restaurants, and day-to-day retail such as Carrefour Market and Spinneys. Al Qudra cycle track and the Al Qudra Lakes, popular weekend spots, are further down Al Qudra Road.
Which schools are in or near Town Square?
Two schools are being built inside the community itself. Dubai International Academy Town Square, run by Innoventures Education, is an IB school planned to open in August 2026, starting from Pre-K up to Grade 8 and adding grades each year. Horizon English School Town Square, a British-curriculum school by Cognita, is due to open in August 2027 with FS1 to Year 8 at first. Other established schools, such as Jebel Ali School, are a short drive away in neighbouring communities. Always confirm the opening date, grades and current KHDA rating directly with the school and on the KHDA website.
Where are the nearest clinics and hospitals?
For healthcare, residents mostly use clinics in neighbouring communities, such as Aster Clinic in Arabian Ranches, and hospitals in nearby areas such as Motor City. For emergencies, check the nearest hospital with an emergency department from the exact building you are looking at, as drive times differ between the north and south ends of the community.
Is Town Square freehold for foreign buyers?
Town Square is generally marketed to buyers of all nationalities. Freehold status is set by Dubai Land Department, so always confirm the status of the specific plot on the DLD / Dubai REST before you sign anything. Your agent should also confirm that the seller is the registered owner and that there are no outstanding mortgages or blocks on the title.
Who is Town Square suited to?
It suits families who want space and a park on their doorstep, first-time buyers looking at a newer community, and tenants who work in Dubai South, Jebel Ali, Motor City or the Al Barsha corridor and are happy to drive. It is less suited to people who need a metro station within walking distance or who want a busy urban street life in the evenings.
What should a buyer check before choosing a unit?
• The developer and the handover status of the specific building or cluster.
• Service charges, using the DLD service charge index on Dubai REST (Mollak).
• For off-plan units, the RERA registration of the project and the escrow account details on Dubai REST.
• Distance from the unit to the park, the schools and the community exits onto Al Qudra Road and Emirates Road.
• Parking allocation, orientation and whether the view could be blocked by a later phase.
• For a resale, the title deed, any outstanding service charges and the No Objection Certificate from the developer.
