Two leases signed on the same floor of the same building, for the same layout, can be worth very different amounts to their landlords. One included a rent-free month; one was paid in a single cheque; one came furnished with cooling included. Effective rent is what you get after you strip those differences out, and it is the only basis on which rental comparables in Dubai can honestly be compared.
Asking, contracted, effective: three different numbers
An asking rent is an advertisement. It proves what a landlord hoped for, not what a tenant agreed to. A contracted rent is real — it appears in a signed tenancy registered through Ejari — but it still bundles in concessions and payment terms that differ from one deal to the next.
Effective rent is the contracted rent adjusted for explicit economic concessions and expressed on one annual basis. Use asking rents to understand the competitive range you are entering. Use effective rents when the number is going into a decision.
What to record for every comparable
Build one row per comparable, and refuse to use any comparable where the essential fields are unknown:
- Lease start date and the committed term
- Whether the figure is an asking price or a signed, registered rent
- Gross contractual rent for the term
- Free days or months, and where in the term they fall
- Number of payments, and whether cheques are post-dated
- Furnished or unfurnished, and what “furnished” included
- Who pays utilities, cooling, internet, parking and maintenance
- Any landlord contribution: fit-out, appliances, agency fee, moving costs
- Unit specifics: bedrooms, usable area, floor, view, parking, condition
A comparable with three unknown fields is not evidence. It is an anecdote with a number attached.
Convert everything to one annual basis
The method is simple: take the gross contractual rent for the term, subtract the explicit concessions, and divide by the committed term in months, then annualise.
The following figures are invented purely to demonstrate the arithmetic. They are not rents, not any building, not any area, and should not be read as market evidence. Work in “units” of an imaginary currency:
- Lease A: 12-month term at 120 units for the year, with one month rent-free. Paid rent 110 units over 12 months, so the effective annual rent is 110 units.
- Lease B: 24-month term at 110 units a year, with two months rent-free across the term. Paid rent 202 units over 24 months, or roughly 101 units a year.
On the headline, Lease A looks like the stronger evidence. On an effective basis the gap narrows and the commitment differs: Lease B is secured for twice as long. Neither is automatically the better lease — that depends on whether the owner wanted term certainty or flexibility — but they are now on the same scale.
Payment frequency changes the number
In Dubai, annual rent is commonly paid in one to four instalments, and the number of cheques is negotiated as part of the deal. More cheques usually means a slightly higher headline rent; a single cheque usually buys a discount. That is a financing difference, not a market difference.
So record the cheque count beside every comparable and, if you want precision, note that money received in month one is not the same as money received in month ten. You do not need a discount-rate model to use this: simply refuse to compare a one-cheque rent with a four-cheque rent as though they were the same number.
Furnished, cooling and who pays what
A furnished lease carries the cost of buying, insuring, maintaining and eventually replacing the contents, plus a faster wear cycle. Market practice also differs on the security deposit, commonly 5% of annual rent for unfurnished and 10% for furnished. Keep furnished and unfurnished evidence in separate groups rather than adjusting one into the other with a guess.
Do the same with services. A lease where the landlord absorbs district cooling or chiller charges is economically different from one where the tenant pays them, and in some buildings that difference is substantial. Adjust for it explicitly or exclude the comparable. These positions reflect market practice as published to September 2026 and can change; verify current requirements at the official source.
Adjust for property differences — honestly
Start inside the same building, then the same cluster, then the same micro-market. The further you travel, the more adjustments you need and the less the result means.
Adjust for bedrooms, usable area, floor level, view, parking, balcony, condition and renovation, building age and amenities, and the date of the lease. Do not pretend each adjustment is precise. State the direction of the adjustment, cite the evidence for it, and carry a range rather than a single figure. If a comparable needs many large adjustments, drop it: a heavily adjusted comparable tells you more about your assumptions than about the market.
Where does the evidence come from?
Use a hierarchy, with the weakest source last:
- Registered tenancy evidence, since Ejari registration is mandatory for tenancy contracts in Dubai
- DXB Interact, which publishes DLD transaction and registered rental data by area and building
- The DLD Smart Rental Index through Dubai REST, for official market context and for the permitted renewal increase, which runs in slabs — no increase where the rent is up to 10% below the index, then 5%, 10%, 15% and 20% as the gap widens, with 90 days’ written notice required before renewal
- RERA-registered brokers with access to comparable transactions they can describe in detail
- Current listings, for competitive context only
The index is context, not a substitute for unit-level analysis: a renovated unit, an unusual layout or a protected view can sit well away from a broad reference. These positions reflect what was published as of September 2026 and can change; verify at the official source.
Keep market rent and investor cash flow apart
Effective rent answers one question: what is this unit likely to achieve under current conditions? It is not what lands in your account. Owner costs — vacancy allowance, leasing commission, management, service charges, maintenance, insurance and any financing — belong in a second calculation.
Keep two worksheets. Mixing them either double-counts a cost or hides one, and both errors are hard to spot once a single blended number has been written down. Normalise the gross rent first; only then apply costs.
When does this apply?
It applies whenever a rental number is going to influence a decision: buying an income property, setting a renewal, valuing your own unit, testing a broker’s advice, or comparing two units in different buildings.
It applies less where you are simply renting a home to live in, though even then the cheque count and the included services change what the lease really costs you. And it does not turn an estimate into a certainty — it turns an unstated assumption into a stated one, which is the actual improvement.
Bottom line
Record every comparable on the same fields, strip out free periods and landlord contributions, annualise over the committed term, separate furnished from unfurnished, note the cheque count, and adjust for property differences with a range rather than false precision. Then keep the result away from your cost calculation until the gross number is clean. Comparables do not lie; unnormalised comparables do.
Frequently asked questions
Can I use an asking rent from a listing?
Use it for competitive context, not as evidence of what was achieved. A listing shows what is being sought, sometimes for months. If the only evidence available is asking rents, say so in your notes and apply a conservative view, rather than treating the advertisement as a signed contract.
How should I adjust for furniture?
Do not convert a furnished comparable into an unfurnished one with a rule of thumb. Group them separately. If you must bridge the two, estimate the economic cost of the package — purchase, replacement cycle, insurance, storage and the additional management involved — and treat the result as a range, remembering that the security deposit convention also differs between the two.
Does the Smart Rental Index tell me the market rent?
It gives official context and governs how much a rent may be increased at renewal, in defined slabs based on how far the current rent sits below the index, with 90 days’ notice required. It is not a valuation of a specific unit. Use it alongside registered evidence and the unit’s own characteristics rather than in place of them.
How many comparables do I need?
Enough to see a pattern rather than a coincidence, and closer is worth more than more. Three well-documented leases in the same building usually beat ten loosely described ones across a district. Quality of information, not quantity of rows, is what makes the conclusion defensible.
What if a comparable had a very long rent-free period?
Treat it as a signal, not just as arithmetic. A large concession often means the unit was hard to let, or the landlord wanted a particular tenant or term. Normalise it as you would any other lease, but note the circumstance, because the reason behind a concession is often more informative than its size.
Should I use the effective rent in my purchase decision directly?
Use it as the gross input, then apply your own cost assumptions to reach net income, and test the result against a vacancy period and a conservative rent rather than the strongest comparable you found. A decision built on the most optimistic line in your own spreadsheet is not a decision; it is a preference with arithmetic attached.
