Freeze the rent roll at an agreed date
Request a dated schedule showing unit, tenant, lease dates, contracted rent, payment frequency, amounts collected, arrears, deposit, incentives, renewal status and occupancy. The effective date matters because collections and lease events can change between offer and completion.
Match every line to primary evidence
For each unit, obtain the signed lease, Ejari or relevant registration, payment instruments or bank receipts, deposit record, renewal or variation documents and any side letter. Confirm that the named tenant and occupied space match the schedule. Unsupported income should be excluded or separately qualified.
Reconcile contracted rent with collected cash
A lease may state one annual amount while actual cash differs because of rent-free periods, bounced cheques, instalment timing, partial occupation, disputes or arrears.
