A rental return is not guaranteed merely because the brochure uses that word. The obligation must appear in a clear agreement signed by a credible counterparty, with a defined calculation base, payment dates, deductions, start conditions, default remedies and end date. The property should also remain a reasonable purchase after the guarantee expires.
Identify the party that actually owes the return
The developer, seller, hotel operator, management company or another special-purpose entity may be named in the marketing. The buyer must identify which legal entity is contractually required to pay, where it is registered, who signs on its behalf and whether the obligation survives a change of operator or manager.
A strong brand shown in the brochure does not automatically mean that brand guarantees payment. Match the name on the guarantee, SPA, management agreement and receipts, and ask a qualified adviser to review any mismatch or layered structure.
Define what the advertised return is calculated on
A percentage without a denominator is incomplete. Determine whether the return is calculated on the property price, price excluding fees, total cash paid, a reduced eligible amount or another contractual base. Confirm whether VAT, furnishing, parking, service charges or other components are inside or outside the calculation.
Create your own cash-flow model using the exact contract wording. Do not compare one project's headline percentage with another until both use the same investment base and payment frequency.
Map every start condition
The guarantee may begin on the SPA date, handover, completion, operator opening, unit acceptance, furnishing completion or another trigger. A project delay can therefore postpone the first payment even when the advertised term sounds fixed.
Write a timeline from reservation to the first guaranteed payment. Include construction, handover, snagging, furnishing, licensing, operator mobilisation and any grace period. Ask what compensation or extension applies if the start trigger is delayed.
List all deductions and owner obligations
Some agreements describe a gross return while the owner remains responsible for service charges, insurance, maintenance, utilities, furnishing replacement, operator fees or reserve contributions. Others may include certain costs for a limited period.
Create a line-by-line responsibility schedule. If a cost is not clearly allocated, treat it as unresolved. Obtain current quotations or official service-charge information where available; do not rely on a generic net-return claim.
· Service and community charges
· Property-management or operator fees
· Utilities and cooling
· Insurance
· Repairs and preventive maintenance
· Furniture, equipment and replacement reserves
· Licensing or letting costs where relevant
· Owner-use costs or blackout periods
Test default, termination and security
Read what happens if the payer misses one payment, pays late, becomes insolvent, changes operator or terminates the arrangement. Identify notice periods, cure periods, dispute mechanism and available remedies. A promise without a practical enforcement path carries more risk.
Ask whether any escrow, bank guarantee, reserve or other security supports the rental obligation. Do not assume that the project's construction escrow account protects a separate future rental-return promise; these are different obligations and should be verified independently.
Compare the property price without the guarantee
A guarantee can be funded partly through a higher purchase price. Compare the unit with similar unguaranteed properties on location, size, specification, handover and service costs. Estimate how much premium you are paying for the income arrangement.
Then calculate whether the premium is recovered through the guaranteed payments after deductions and timing. If the property is materially overpriced without the guarantee, the buyer may face a value gap when the agreement ends or on resale.
Stress-test the period after the guarantee
The final year of the guarantee is not the end of the investment. Model market rent, occupancy, management cost, maintenance and resale after the arrangement expires. Ask whether the unit is usable by ordinary tenants, restricted to an operator, or dependent on a particular furnishing or licensing model.
A sustainable property should have a credible demand case without the guarantee. If the post-guarantee economics are weak, the headline income may be delaying rather than removing the risk.
Verify the advertisement and project
Dubai real estate advertisements require the relevant permit process, and the Madmoun QR code enables customers to verify approved advertisement details. Scan the code and compare the authorised information with the offer you received.
For off-plan property, use the Dubai Land Department Project Status Enquiry or Dubai REST to review available project information. Verification of the advertisement or project does not replace contract review; it is one layer of due diligence.

Frequently asked questions
Is a guaranteed return risk-free?
No. Payment depends on the contract, counterparty, conditions, costs and enforcement. It should be assessed as a credit and property risk.
Does the advertised percentage equal my net income?
Not necessarily. Confirm the calculation base and every owner-paid cost or deduction.
What if handover is delayed?
Check the guarantee start trigger and the contractual treatment of delay; do not assume payments begin on the original marketing date.
Should I buy only because of the guarantee?
The property should also make sense on location, price, quality, ongoing costs and demand after the guarantee ends.
Action Summary
