Define the area terms in the sale documents
Ask which area appears on the title, sale agreement, floor plan, service-charge statement and leasing schedule. Terms such as gross floor area, net internal area, net lettable area, saleable area and usable area are not interchangeable. Request the measurement basis and drawing used for the quoted figure.
Calculate a simple efficiency ratio
A practical ratio is usable or lettable area divided by the quoted or gross area, using clearly defined numbers. The ratio does not replace a detailed space plan, but it reveals how much of the purchased area can support desks, meeting rooms, storage and circulation. Compare ratios only when the measurement bases are consistent.
Inspect the core, columns and unit shape
A rectangular office with perimeter windows can be easier to plan than an irregular unit with deep corners, internal columns or a large central core. Mark the lift lobby, washrooms, stairs, shafts, structural columns, entrance, glazing and emergency exits on the plan. Then test a realistic furniture layout rather than estimating visually.
Translate area into occupancy capacity
