The Oasis by Emaar is a large inland Dubai master community planned around villas and mansions, with water features, landscaped open space and a substantial share of the plan given over to greenery rather than housing. It is sold off-plan, in phases, over a long delivery horizon. This guide explains what is being built, how the released phases differ, and what a buyer should read before signing anything.
What is being developed here?
Emaar's official community material describes a development of roughly 100 million square feet planned for villas and mansions, with a large proportion of land allocated to open space, water and amenities. That is a masterplan statement, not a description of any one home, and the distance between the two is where most buyer disappointment begins.
Read it as context. What you are actually purchasing is a plot, a villa type, a payment schedule and a delivery date, all recorded in your own contract. Everything else on the masterplan is a reasonable expectation only to the extent your documents support it.
Where does it sit, and how will you travel?
The Oasis by Emaar sits in Dubai's inland villa belt, away from the coastal districts and away from the metro network. There is no station inside it and none planned adjacent to it that you should count on, so assume a car-dependent routine and plan around it.
Because the community is still being built, the routes that serve it today may not be the routes that serve it at handover. Ask Emaar which access roads are in the delivery scope of your phase and which depend on wider infrastructure. Then drive the current approach at a weekday peak hour to understand the baseline, and treat any promised improvement as unconfirmed until it exists.
Villas and mansions: what is actually being built?
The housing is low-density and large-format: detached villas and, at the upper end, mansions on generous plots. Bedroom count is the least useful way to compare them. Two homes described the same way can differ enormously in plot depth, frontage, internal volume, garden usability and how much of the built-up area is consumed by circulation rather than living space.
Ask for the dimensioned floor plan and the plot plan together, not the render. Check the relationship between parking, entrance, kitchen, family room and garden; where staff and service routes run; where the guest suite sits; and whether an older family member could live on the ground floor comfortably.
How do the released phases differ?
The Oasis by Emaar is released in named phases rather than sold as one product, and each release has its own specification schedule, payment plan, completion date and position within the masterplan. Palmiera, Address Villas and Mirage are among the names that have appeared in Emaar's releases, and a brochure for one of them is not evidence about another.
So if you are buying from an existing buyer rather than from the developer, establish which original release the unit belongs to and obtain that release's controlling documents. A current marketing pack describing a later phase tells you nothing enforceable about the home you would be taking over.
Does a water or park frontage earn its premium?
Sometimes, and you should test it rather than assume it. Confirm the distance and level difference between the plot and the water, whether a public path runs between them, what fencing and maintenance access exist, and what will eventually be built on the far side. A plan colour is not a right of access.
Then consider the day-to-day: pedestrian traffic past the garden, lighting at night, insects and humidity near standing water, sun orientation, and whether the outlook is enjoyed from the main living space or only from a secondary room. Where the answer is favourable, the premium may be justified; where it is not, you are paying for a label.
What must you read in the off-plan contract?
Payments must go into the project's DLD-registered escrow account under Law No. 8 of 2007, and only into that account — never to a personal or operating account. The sale is entered in the interim register through Oqood, where the 4% DLD registration fee falls due. Bank financing of off-plan is capped at 50% loan-to-value.
In the SPA, read the anticipated completion date together with the grace period, the specification schedule and substitution clauses, the area-variance wording, the defects period, and the termination and retention provisions, which must follow Article 11 of Law 13 of 2008 as amended — any clause allowing the developer to retain more than the law permits is void. Structural liability runs for ten years from delivery under Article 880 of the Civil Code and cannot be shortened by contract. These reflect what was published as of September 2026 and can change; verify at the official source.
What will it cost to run once it is handed over?
A large villa is not a large apartment. Beyond community service charges, which RERA approves annually per project and which you can look up free on the DLD service charge index once they are set, budget for irrigation and landscaping across a big plot, pool plant and chemistry, external paint and roof maintenance, air-conditioning servicing across more zones, and any lift or smart-home system the house contains.
Add the post-handover spend most buyers underestimate: landscaping that is not in the developer's scope, curtains, appliances, furniture and snagging rectification. Building this into the budget at reservation stage is far less painful than discovering it at handover. Again, verify the approved charge for your own project when it is published.
Who does it suit, and who should look elsewhere?
This community rewards a long-horizon buyer who wants space, low density and a large-format home inside an established master developer's masterplan, and who is comfortable owning through a construction period rather than moving in now. It also suits a buyer who values a staged payment schedule over immediate occupation.
It suits less well someone who needs to move within months, someone who wants an established neighbourhood with visible maintenance history and settled neighbours, or someone who needs metro access and a short central commute. Those buyers are usually better served by a mature villa community with real resale evidence.
When does this apply?
Use this guide when you are reserving, buying or taking over an off-plan unit in The Oasis by Emaar. It does not apply to Emaar's other villa masterplans, which have their own phases, specifications and delivery positions, and evidence should not be carried between them.
The rules and figures set out above reflect what was published as of September 2026 and can change. Verify each one with the Dubai Land Department and in your own signed documents before you commit.
Bottom line
A masterplan of this size is a promise about a place; your contract is a promise about a house. Buy the second and treat the first as context. Identify the phase, read the specification schedule and the completion terms, test the frontage claim on the ground, and budget for the years after handover as carefully as for the instalments before it.
Frequently asked questions
Is The Oasis by Emaar ready to move into?
It is an off-plan community delivered in phases, so availability depends entirely on which release you are looking at and where it stands. Ask Emaar for the anticipated completion date and the grace period written into the SPA for your specific unit, and check the project's registered status and completion percentage through the Dubai Land Department channels rather than relying on a sales conversation.
Can I resell before handover?
Usually yes, but on the developer's terms rather than freely. Developers commonly require a minimum percentage of the price to have been paid before issuing an assignment no-objection certificate, and they charge an administrative fee for it. Those conditions are developer-specific and not set by law, so read the assignment clause in your own SPA before you count on an exit.
How much can I borrow against an off-plan villa?
Bank financing of off-plan property is capped at 50% loan-to-value by the Central Bank rules, so at least half the price plus the transaction costs must come from your own funds. Upfront costs of roughly 7–10% of price are not financed either. Confirm the current position with your lender, since bank policies are stricter than the regulatory ceiling in practice.
What happens if the project is delayed?
Read the anticipated completion date with the grace period and the longstop or extension wording, because a delay inside the contractual grace period is normally not a breach at all. If matters go further, the termination and retention procedure follows Article 11 of Law 13 of 2008 as amended, administered through the Dubai Land Department, and contractual terms harsher than the law do not stand.
Is a mansion plot a different market from a villa plot?
In practice yes. The buyer pool is narrower, transactions are fewer, and holding costs are higher, so the argument for that segment is usually capital preservation and lifestyle rather than income. Compare it only against genuinely comparable homes, and expect resale evidence to be thin in the early years of any new community.
What should I check before paying a reservation deposit?
Confirm the escrow account name and the project's registration details, read the reservation form against the draft SPA for anything that differs, establish exactly which phase and plot you are reserving, and check the payment schedule against the construction milestones. Get every incentive, inclusion and deadline you were told about recorded in writing before money moves.
