Furnished studio, one and two-bedroom Arjan apartments for sale

The building holds 326 homes: 60 studios, 166 one-bedroom and 100 two-bedroom apartments, plus two retail units at the base. One-bedrooms make up about half of the building, so the mix suits first-time buyers, couples and small families.

Every apartment is delivered fully furnished and comes with smart-home systems. On the developer's figures, studios average 480 sq ft, one-bedrooms 850 sq ft and two-bedrooms 1,250 sq ft.

• Studios: 60, about 480 sq ft on average
• One-bedroom apartments: 166, about 850 sq ft on average
• Two-bedroom apartments: 100, about 1,250 sq ft on average
• Retail: 2 units at the base

The tower uses floor-to-ceiling glazing to bring in daylight, and glass balconies look out over gardens and the city skyline. Kitchens are fitted with European appliances, and bathrooms use TOTO fittings.

Because the homes come furnished, a buyer can move in or hand the unit to a tenant without a separate fit-out.

Wellness and leisure amenities

Wellness takes a large share of the amenity plan. Residents get a fitness studio, a sauna, a cold plunge, a sound-healing room, Japanese and Zen gardens and a wellness bar.

For leisure there is a rooftop infinity pool, family and kids' pools, indoor and outdoor play areas and a water park. A games room, a cigar lounge, a residents' library and a forest area round out the shared spaces.

Location: Arjan Al Barsha South, near Dubai Miracle Garden

The developer gives these drive times: Dubai Miracle Garden 2 minutes, Dubai Hills Mall 5 minutes, Business Bay 10 minutes, Downtown Dubai 15 minutes, and Dubai International Airport and Palm Jumeirah 25 minutes.
