Ayami Residence is Ayat Development's apartment building in Warsan First (Al Warsan 1), Dubai, with 376 freehold studios, one- and two-bedroom homes over a ground floor, a podium and six residential floors. It sits next to International City and Dragon Mart, and the expected handover is Q4 2028.

Want the current price list and available units at Ayami Residence? Call or WhatsApp us on +971 56 100 0928 and we will send them over.

The building is a compact, mid-rise block: ground floor, podium and six floors of homes. That keeps it closer in feel to a residential street than a tower, with a rooftop that carries an adults-only pool and wide views over Warsan and the lake district.

Ayat pitches the project at young professionals, couples and small families who want a newer building on the east side of Dubai, with quick road links to Downtown, Dubai Silicon Oasis and the airport. You can see every Ayat project on our Ayat Development page.

Studio for sale in International City area: Ayami layouts and sizes

Three layouts make up the 376 homes:

• Studios: approximately 380 sq ft
• One-bedroom apartments: approximately 700 sq ft
• Two-bedroom apartments: approximately 1,100 sq ft

The studio is the entry point for buyers looking at a studio for sale in International City and the streets around it, while the one- and two-bedroom layouts suit couples and families who want more room. Ayat has not yet published floor plans; we share the layouts for each release on request.

Tell us your budget and preferred layout and we will shortlist the right Ayami units for you. Call or WhatsApp +971 56 100 0928.

Amenities: rooftop adults-only pool, family pool, padel and open-air cinema

For a building of this size, the amenity list is long. Residents get a family pool with a separate kids' pool, an adults-only rooftop pool with panoramic views, a splash pad and a children's play area. There are two gyms, a yoga room and a padel court, plus an open-air cinema and BBQ areas for evenings with friends.

Location in Al Warsan 1, next to International City and Dragon Mart

Warsan First, also written Al Warsan 1, is the district that holds International City Phase 1, and many buyers use the names side by side. Ayami sits on the Warsan side, close to Dragon Mart on Al Awir Road. Ras Al Khor Road (E44), Sheikh Mohammed Bin Zayed Road (E311), Al Awir Road and Manama Street all run nearby. There is no metro station in the area today; the planned Blue Line is expected to serve it later.

Typical drive times from the project:

• Dragon Mart: 5 minutes
• Dubai Silicon Oasis: 10 minutes
• Al Warsan Lake Park: 10 minutes
• Dubai International Airport (DXB): 15 minutes
• Desert Palm: 15 minutes
• Downtown Dubai: 20 minutes
• Dubai Marina: 25 minutes

Our International City and Al Warsan area guide covers the district in detail, and the Al Warsan property guide and International City buyer guide compare the buildings and clusters. Nearby new launches include Olivz by Danube and SAMANA Greenfield.

A short drive away in Al Warsan 4, Zenith Residences by Amber Developments is a single tower of studios, one and two-bedroom apartments with a level 14 pool and gym.

Ayat Development and AYAT Group: who is building Ayami Residence

Ayat Development is the development arm of AYAT Group, a Dubai group based in Al Barsha that also runs Aya Construction, Ayat Properties and investment and interiors businesses. Its Dubai portfolio includes Ayamore Residence on Dubai Islands, Ayat Views in Al Rigga, Ayat Parkview in Liwan, Ayat Oasis in Dubai Silicon Oasis and AYA Residence townhouses in JVT. Having its own construction company in the group gives Ayat direct control over the build.

Also in International City, Longford Residences by Devan Real Estate Development offers studios, one- and two-bedroom apartments in a low-rise building with podium pools and sports courts.

Also in International City, YIGO26 by YIGO Group offers 186 furnished studios and one- and two-bedroom-plus-study apartments on Plot CBD26.

Why buy at Ayami Residence: for living and for investment

For living, you get practical layouts from studio to two bedrooms, a rooftop pool for adults, a family pool, two gyms, padel and an open-air cinema, all in a low-rise building. Daily shopping is close, with Dragon Mart minutes away and Warsan Lake for walks.

For investment, the case rests on location and price point. International City and Warsan attract steady demand from tenants and first-time buyers who work across Dubai, the E311 and E44 put most business districts within 20 to 25 minutes, and new freehold launches in Warsan First are still few. The studio and one-bedroom mix keeps the entry ticket low, and a builder backed by its own contractor adds comfort on delivery.
