International City & Al Warsan

International City is a Nakheel community of about 800 hectares in Al Warsan, on Dubai's eastern side near Dubai Silicon Oasis and Academic City. It is laid out in ten country-themed clusters, from China and England to Persia and Morocco, plus a central district, mostly made up of low-rise apartment buildings. Around it, Al Warsan is split into four sub-areas, and Warsan Village, also by Nakheel, added townhouses and apartments that were completed in 2019.

What makes International City & Al Warsan stand out?
• Ten themed clusters with low-rise buildings, courtyards and internal walkways.
• Dragon Mart 1 and 2 next door, one of Dubai's biggest trading hubs for Chinese goods.
• Mostly studios and one-bedroom apartments, with townhouses available in Warsan Village.
• Planned Dubai Metro Blue Line stations, which the line's published plan targets for 2029.

Education
Inside International City you will mainly find nurseries. Schools in nearby Al Warqa, such as International Academic School, and the universities of Dubai International Academic City are a short drive away. Check KHDA ratings and transport options before choosing.

Healthcare
Clinics such as Aster and NMC operate within the clusters, along with pharmacies across the area and in Dragon Mart. Fakeeh University Hospital in Academic City is roughly ten minutes away by car.

Transport & connectivity
Sheikh Mohammed Bin Zayed Road (E311) and Ras Al Khor Road (E44) give direct road access. There is no metro station yet; RTA buses connect residents to Centrepoint on the Red Line. The Blue Line plan includes International City 1, 2 and 3 stations, with International City 1 as an interchange. The airport is about 20–25 minutes by car.

Lifestyle & shopping
Dragon Mart covers almost anything for the home, and Marhaba Mall serves day-to-day shopping. Each cluster has its own small shops and mini-marts, and the restaurants lean towards affordable Chinese, Indian and Arabic food. Warsan Lake is a popular spot for an evening walk.

Important note
Ownership rules differ inside Al Warsan: Warsan 1 (International City) and Warsan 4 are listed as freehold, while other parts are limited to UAE and GCC nationals. Confirm the status of the exact plot with Dubai Land Department, check RERA registration and escrow for any off-plan project, and treat metro timelines as plans until stations open.
