Overview
Al Habtoor Tower is a 1,740-apartment residential skyscraper by Al Habtoor Group in Al Habtoor City on Sheikh Zayed Road, beside the Dubai Water Canal in Business Bay. It offers one-, two- and three-bedroom apartments, plus Sky Villas and Ultra Residences on the upper floors, three amenity decks, and direct access to the three hotels, La Perle and the boulevard of Al Habtoor City. The structure topped out in April 2026; the DLD registry shows construction 90% complete with completion registered for 31 December 2026.

What makes Al Habtoor Tower different
Scale comes first. Al Habtoor Group calls it the largest residential building in the world by unit count, and the construction record is unusual on its own: 370,000 sq m of built-up area executed in 754 days, top-down construction, around 96 mega-barrettes sunk up to 100 metres deep and more than 60,000 tonnes of structural steel. The setting comes second. This is the fourth residential tower in Al Habtoor City, a finished district with three hotels, the La Perle aqua theatre, a boulevard of restaurants and the Al Habtoor Sports Hub, so a buyer moves into a working neighbourhood rather than a construction site. The third point is vertical transport, which decides daily life in a building with this many homes: the developer's factsheet lists 18 high-speed lifts, its April 2025 release says 24, and it describes them as the fastest in any residential building.
Amenities and sustainability
• Three amenity floors on levels 8, 47 and 70, each with infinity pools and leisure decks; level 8 has a 270-degree outdoor pool and a separate indoor pool
• 65 private sky pools, some above 340 metres
• Gyms, a yoga studio, a spa with steam and sauna, a kids' centre, padel courts, a residents' library, event rooms, a rooftop café and retail; a medical clinic is planned in the tower
• Al Habtoor City adds three indoor padel courts and three outdoor tennis courts at the Sports Hub, seven restaurants and bars, and an RTA marine stop on the canal
• LEED Platinum certification is the stated target, and the developer claims under 50% of the carbon emissions of a conventional tower; the 2023 announcement cited C90 concrete and 600 MPa steel, firsts for the UAE at the time. Treat the energy claims as targets until the certificate is issued
Location and access
Al Habtoor City stands on Sheikh Zayed Road (E11) where the Dubai Water Canal crosses it, on the Business Bay side, with Safa Park across the canal. Downtown Dubai and Burj Khalifa are the next district along the road, and DIFC is a few minutes further towards Trade Centre. The RTA marine stop on the canal serves Al Habtoor City directly, and the three hotels keep taxis and valet running around the clock. Who Al Habtoor Tower suits
End-users who want hotel services at the door without buying a hotel-branded residence: the three Al Habtoor City hotels, La Perle and the boulevard are inside the same complex. Investors who prefer a near-complete asset to a launch: with the first handovers scheduled from late 2025 and the structure topped out, most of the construction risk is behind it. Families who need a two-bedroom with a maid's room or a three-bedroom with a den in a central location, both of which the floor-plan set includes. It suits less well anyone who wants a quiet, low-density building; with 1,740 homes the shared facilities will be busy, and the service charge will reflect the length of the amenity list. What to check before you buy
• The DLD project number is 2656 and the escrow account is with Dubai Islamic Bank; confirm the registration on the Dubai REST app before paying anything
• The registry lists the developer as Al Habtoor City Real Estate Development, a branch of Dubai National Investment Co LLC, not Al Habtoor Group itself: make sure the SPA names that entity
• Registry completion is 31 December 2026 while the developer's release points to summer 2026 for most units: ask which handover batch your unit is in and what the delay clause says
• The payment schedule is 60% during construction and 40% on handover; on a resale unit check how much the seller has paid and the NOC fee for the transfer
• Floor and view: canal-facing and Downtown-facing stacks are different products; ask for the floor plate and the exact stack, not the brochure render
• Ask for the LEED status and the latest service-charge budget approved by RERA
