The mix is simple: studios and two-bedroom apartments, nothing in between.

• Studios: 28 homes, 400 to 427 sq ft (37.16 to 39.66 m2), seven on each floor
• Two-bedroom apartments: 32 homes, 820 to 1,100 sq ft (76.18 to 102.2 m2), eight on each floor

These are total areas. A studio plan gives you an entrance, a bathroom, a kitchen, a dining corner, a sleeping area and a balcony. Balconies run from about 2.2 x 2.6 m to 3.7 x 2.7 m, so two studios on the same floor can feel quite different once you step outside. The two-bedroom plans add a living room, a powder room and a second bathroom, and unit 01 comes with two balconies.

Interiors, furnishing and shared facilities

The palette inside is warm sand, muted olive and soft taupe, finished in timber, honed stone and artisanal ceramics. Kitchens have green cabinetry, walls carry wood panelling and the windows are large. Zoya designed the building around daylight and passive design, and the roof carries solar panels. There are EV charging stations as well, which is worth knowing if you drive an electric car.

Around the building you get a swimming pool with cabanas, a yoga deck, a gym and shaded terraces, laid out as what Zoya calls green community planning. Security runs 24 hours a day and there is a concierge. With only 60 households sharing them, the facilities stay within a few steps of your front door.
