Jumeirah Village Circle (JVC)

Jumeirah Village Circle (JVC) is a freehold master community developed by Nakheel in the Al Barsha South area of Dubai, between Al Khail Road (E44) and Sheikh Mohammed Bin Zayed Road (E311), with Hessa Street (D61) on its north-eastern edge. JVC Dubai has villas and townhouses built by Nakheel, several hundred apartment towers by other developers, ground-floor shops, small offices and Circle Mall.

Where is Jumeirah Village Circle?

The community is roughly circular, which is where the name comes from, and sits south of Al Barsha and the Mall of the Emirates area. Officially it is part of Al Barsha South, and Dubai Land Department records give JVC project addresses as "Al Barsha South Fourth". Its neighbours are Jumeirah Village Triangle, Dubai Sports City, Motor City and Dubai Production City. Nakheel quotes about 12 minutes by car to Jumeirah Village Triangle, 15 minutes to Palm Jumeirah, 18 minutes to Dubai Marina and 22 minutes to Downtown Dubai in normal traffic.

Is there a metro station in JVC?

No. The nearest Red Line stations are Dubai Internet City and Mall of the Emirates, both reached by car or bus, and Nakheel also quotes about 12 minutes by car to Al Khail Metro Station. RTA bus route J01 links Mall of the Emirates Metro Station with JVC and continues to Al Barsha South, with stops inside the community. The planned Blue Line serves east Dubai and does not reach JVC. Most residents drive, and the Al Khail Road and Hessa Street entrances get busy at peak times.

JVC districts 10 to 19

JVC districts are numbered 10 to 19 in Nakheel notices, Dubai Land Department records and property listings; numbers 1 to 9 belong to Jumeirah Village Triangle next door. Each district is a wedge of the circle with its own mix of apartment plots, villas and townhouses, pocket parks and a few retail plots. Addresses give the district first and then the building name, which matters because similar building names exist in different districts.

• Circle Mall and the mosque beside it are in District 11, on the north-eastern side next to Hessa Street.
• The districts facing Sheikh Mohammed Bin Zayed Road look across to Dubai Sports City and Motor City; those on the Al Khail Road side are closer to Al Barsha and the Mall of the Emirates exits.
• Nakheel's villa and townhouse clusters sit inside the districts, while apartment plots line the district ring roads and the main spine roads.

Apartments, villas and townhouses for sale in JVC

JVC is mainly an apartment community. Studios and one-bedroom units make up a large share of the homes, with two- and three-bedroom apartments in the newer towers, and duplexes and penthouses in some buildings. Buildings range from four- or five-storey blocks in the older districts to towers of 40 storeys and more in recent launches. On the villa side, Nakheel's own page describes JVC as having more than 2,000 villas and townhouses, including two-bedroom villas, three- and four-bedroom townhouses and a group of four-bedroom villas of about 3,655 sq ft each with a roof terrace. Some other developers have also built townhouse rows inside apartment plots, and there are hotel apartments and serviced-apartment buildings near Circle Mall and the main entrances.

Circle Mall, restaurants and shops in JVC

Circle Mall is Nakheel's community mall off Hessa Street: about 532,000 sq ft with up to 80 shops and restaurants, Spinneys and Nesto as anchors, over 2,500 parking spaces, a rooftop community club with a pool and two tennis courts, and a Wellfit gym. Beyond the mall, most towers have two to six ground-floor units, typically a minimart, laundry, pharmacy, salon, café or small restaurant, so daily needs and places to eat are usually a short walk away. Choithrams and West Zone supermarkets operate inside the districts, Mall of the Emirates is about 15 minutes away and City Centre Me'aisem in Dubai Production City is a short drive. A few mixed-use buildings, such as Prime Business Centre, have office floors for small firms.

Schools and hospitals near JVC

JSS International School (Indian curriculum) is the main school inside the community, with nurseries such as Kids World, Chubby Cheeks and Ladybird Early Learning Centre. Most families use schools nearby: Sunmarke School and Arcadia School in Jumeirah Village Triangle, Nord Anglia International School Dubai and Kings' School Al Barsha in Al Barsha 3 across Hessa Street, Victory Heights Primary School in Dubai Sports City and GEMS Founders School in Al Barsha South. KHDA publishes inspection ratings for each school.

For healthcare there are Aster Clinic JVC in DAMC Towers on Lazuward Street, Right Health and Karama Medical Centre clinics, Apex Medical and Dental Clinic in Prime Business Centre, and pharmacies in most retail strips. The nearest hospitals are Saudi German Hospital on Hessa Street in Al Barsha 3, Mediclinic Parkview Hospital in Arjan and Emirates Hospital Day Surgery in Motor City.

Parks and daily life in Jumeirah Village Circle

Nakheel counts 33 landscaped parks across the districts, with play areas and jogging paths, and football pitches, padel or basketball courts in several of them. Nakheel also looks after the roads, the community mosques and Circle Mall, while each tower is run by its owners' association once handed over. The community is pet-friendly and easy to walk within each district, though crossing from one district to another often means a long walk along the ring roads, and construction is still active in some districts.

Why buy in JVC: for living and for investment

For living, JVC suits young professionals and couples who want a newer apartment within about 20 minutes of Dubai Marina, Media City and Internet City, and families who want a villa or townhouse with a garden at a lower budget than many Dubai communities. For investment, studios and one-bedroom units make up much of the stock and sell to a wide pool of buyers, with a large choice of ready and off-plan towers from many developers. Small businesses also buy shops and offices here to be close to a dense residential customer base. It suits less well anyone who needs the metro every day.
