Za'abeel (Zabeel)

Za'abeel (often spelled Zabeel) is one of central Dubai's most established districts, running along Sheikh Zayed Road beside DIFC, the World Trade Centre and Downtown Dubai. It is made up of Za'abeel 1, Za'abeel 2 and Al Kifaf. Za'abeel 2, set between Business Bay and Za'abeel 1, is where new launches such as Akala Hotels & Residences by Arada are rising. Because it sits right next to the financial district, many listings market these projects as "DIFC", but the address is Za'abeel 2.

What makes Za'abeel 2 stand out?
• A central address bordering DIFC, the World Trade Centre and Downtown Dubai
• Home to Zabeel Palace, residence of Dubai's ruling family (not open to the public)
• New wellness, hotel and residential projects, including Akala by Arada
• The wider Za'abeel district includes Zabeel Park and the 150-metre Dubai Frame

Education
Families can reach well-known schools in nearby Oud Metha and Umm Hurair, including Dubai English Speaking School, the Oud Metha branch of The Indian High School and Lycée Français International Georges Pompidou. Nurseries close by include British Orchard Nursery and Best Kidz Nursery in DIFC.

Healthcare
Major hospitals are within a short drive, including Mediclinic City Hospital, the American Hospital Dubai and Emirates Hospital, as well as Latifa Hospital in Al Jaddaf.

Transport & connectivity
Sheikh Zayed Road (E11) runs along the northern edge, with Al Ain – Dubai Road nearby. Financial Centre and World Trade Centre stations on the Red Line are the closest metro options, and RTA bus routes 27, 29 and X22 serve the area. Sources put Dubai International Airport at roughly 10–12 minutes and Dubai Marina at about 20 minutes by car (approximate, traffic dependent).

Lifestyle & shopping
Dubai Mall and its Zabeel extension, Souk Al Bahar and WAFI Mall are all close, while DIFC adds some of the city's best-known restaurants. Zabeel Park offers green space, sports areas and the seasonal Dubai Garden Glow.

Important note
Always register your purchase with the Dubai Land Department (DLD), and for off-plan projects make sure payments go into the project's official escrow account. Developer materials describe projects here as freehold, but confirm freehold status for the specific plot with the DLD before you buy, and measure distances and travel times from the exact building, not the district name.
