Bay Villas overview: Nakheel's villa community on Dubai Islands

The community sits on Island B, with private gardens, parks and shared spaces between the homes. The architecture takes its cue from Emirati culture, mixed with contemporary lines and desert-inspired colours.

Waterfront villas, garden villas, semi-detached homes and townhouses

Nakheel describes the main types this way:
• Waterfront villas: five bedrooms on plots of about 680 sqm along the shorefront promenade, with marine views
• Garden villas: four bedrooms on 600 sqm plots surrounded by gardens
• Semi-detached homes: three or four bedrooms on 350 sqm plots
• Townhouses: three or four bedrooms in the west-side waterfront zone, with landscaped gardens

The waterfront villas come with ensuite bedrooms, family and study areas, a show kitchen, an elevator, maid's and driver's quarters, a laundry and utility space. A beachfront collection completes the five types on the official brochures.

Payment plan and handover

Nakheel sets the payment plan with each release, so the schedule depends on the phase and villa type you choose. We share the current terms as soon as you tell us which type you want.

Palm Deira beach access, parks and community amenities
