The building has three apartment types. Wadan gives average sizes of about 950 sq ft for a one-bedroom apartment, about 1,500 sq ft for two bedrooms and about 2,100 sq ft for three bedrooms. These are averages, so a single unit can be a little larger or smaller.

Every apartment is handed over furnished and fitted. That matters for buyers who want to move in or let the home without a separate furnishing budget and the weeks of work that come with it.

Smart-home fit-out: KNX automation, Miele kitchens and the Wadan App

The fit-out list is long and specific. Living rooms come with an LG OLED TV, an Apple TV 4K and a sound bar, and kitchens use Miele appliances. A KNX home automation system runs the apartment and works with Apple Home, Google Home and Alexa.

Wellness sensors track temperature, humidity, CO2 and PM2.5 inside the home. Doors use SALTO smart locks, and the building runs on UniFi WiFi 7. Residents also get the AI-powered Wadan App for services, guest access, maintenance requests and documents.

Wellness amenities: pool, sauna, ice bath, Pilates and cinema

Wadan lists 13 shared amenities. For fitness there is a gym, a yoga area and Pilates reformers. For recovery there is a sauna, an ice bath, a jacuzzi and a sunbathing area next to the swimming pool.

For evenings and families, the building adds a residents' lounge, a cinema, billiards, a BBQ area and a kids' play area.
