Lunaya by Zaya is a gated community of 564 townhouses and villas built around swimmable lagoons in Saih Shuaib 1, Jebel Ali, with its own entry from Sheikh Zayed Road next to Dubai Parks and Resorts. Buildings cover under a third of the land, about two-thirds of the community is green space, and a 4.5 km running and cycling trail loops through it. It is a rare new villa community directly on Sheikh Zayed Road.

Lunaya is sold in four collections. Sellable areas for each home type:

• The Rise: 4 bedroom maisonette, 3,814 sq ft, with a rooftop and views over parks and lagoons
• The Dune: 5 bedroom duet (semi-detached), 6,635 sq ft, with a private pool and a triple-height atrium
• The Sol: 5 bedroom stand-alone villa, 8,231 sq ft, with a private pool and a study

Lagoons, sport and wellness amenities

Lunaya is planned around swimmable lagoons with a beach, lagoon dining and an outdoor lagoon cinema. Sports facilities include tennis, padel, pickleball and basketball courts, a skate park, a dog park and a yoga lawn. For wellness there is a gym and spa, a pilates studio and a biohacking suite. Lunaya sits in Saih Shuaib 1, the part of Jebel Ali along Sheikh Zayed Road between Dubai Parks and Resorts and The Outlet Village, with three-lane entry and exit on both sides of the road. The location is sometimes called Jebel Ali Village, but the older Jebel Ali Village lies further north near Al Furjan. Drive times from Lunaya:

Closer to the coast, Boulevard Park at Wasl Gate offers apartments in another part of Jebel Ali, and Terra Woods at Expo Living is the nearest new Emaar community towards Expo City.

Who is behind Lunaya: Zaya, Nadia Zaal and FIVE Holdings
